Description
This pretty Grade II listed cottage is rarely available in such a lovely quiet lane with private and south facing gardens. Originally two cottages, built in 1595. Entrance hall with stairs to the first floor and deep storage cupboard. The sitting room has the original ceiling, wall beams, and polished brick floor. The second bedroom is large with a double aspect and oak floor. Access is via the third bedroom, which is a reasonable single and would work well as a study or dressing room. The bathroom has a white suite with bath, toilet wash basin and heated towel rail.

Outside: There is a five bar wooden gate opening onto the driveway which is large and has plenty of room for multiple vehicles. It also divides the South facing garden from the orchard. A further five bar gate leads into this area which is fenced and the boundary to the drive. The remaining boundaries are mature hedgerows. The garden to the south side is mainly lawn with a feature pond, decked area and greenhouse. The wall of this side of the house is clad in wisteria. This garden then extends to the rear which has a gate onto the adjacent bridleway but is private and shielded by a high mixed hedge. A clematis clad archway leads through to the barn. The original beams from the old barn have been used to make a new barn, clad in timber with solid concrete base, power and lighting. To the right of the cottage are two brick outbuildings, originally the outside toilets for the two cottages, these are good dry storage rooms. A further log store is by the side and then the patio joins the decked area to the front of the house with views to the sea.
The cottage is set down a narrow country lane in Punnetts Town. The lane has many public footpaths and bridleways off going around the village. There is a primary school, doctor's surgery and community centre in which there are clubs and events held throughout the year. Heathfield Community College for older children is only 3 miles away. Heathfield is a market town with a very good range of local shops, medical amenities, clubs and societies, churches and an active community with events throughout the year. The nearest main line station is at Stonegate which is 8 miles (15 minutes) drive. The coastal towns of Eastbourne, Hastings and Bexhill are about 30 minutes drive. The spa town of Tunbridge Wells is 30 minutes drive too. There are also many National Trust properties in the area, making it an perfect location for a holiday let.
