Merchants Yard is a brand new estate located on the banks of the Orwell River, conveniently placed near Ipswich town centre. The town centre offers you a plethora of local amenities at your fingertips, and the river is only a short leisurely walk away.
But there's more to Merchants Yard than meets the eye; it carries a piece of Ipswich's history within its walls. Proudly situated on one of the city's most prominent streets, this site once housed The Great Eastern Railway Goods Station. The historical resonance adds an intriguing layer to this already captivating project.
If you fancy a bite to eat or a family trip out, Merchants Yard is just a short walk away from Cardinal Park, which is comprised of restaurants, fast food, a cinema and even a gym.

5Please tell us about the good and bad aspects of living in your local area:
The location is great - part way between the centre of town and the train station. This makes commuting to other towns easy and walkable into the centre of town for services. The area is also right next to the river and quite quiet. The problem is you do need to walk to get to most services- immediately available it's a bit of a dead zone.
How has the building management responded to any problems or issues you have raised:
Depending on the person it can be a bit slow to get a response, but it is definitely far better than most building management companies I've dealt with.
Please share one thing (or more) which you wish you had known before you moved in:
Clarity around the amenities and technical aspects of the homes are largely left up to you to figure out. Onboarding people to homes could be much better.

5Please tell us about the good and bad aspects of living in your local area:
Living in Merchant Yard has been a very positive experience overall. The development is modern, well maintained, and offers a high standard of living. The apartments are well designed, with good natural light and a clean, contemporary finish. The area feels safe and quiet, making it comfortable for everyday living. One of the biggest advantages is the excellent location. Merchant Yard is within easy walking distance of the town centre, shops, restaurants, and Castle Quay, which makes daily errands very convenient. Transport links are also good, with easy access to public transport and major roads for commuting.
How has the building management responded to any problems or issues you have raised:
Building management has always been very responsive and helpful whenever I have raised any questions or issues. In particular, Megan Larkin has been excellent to deal with. She is professional, approachable, and quick to respond, ensuring that any concerns are addressed clearly and efficiently. Megan communicates well, keeps you informed throughout the process, and follows up to make sure matters are resolved satisfactorily. Her support has made living in the development a smooth and stress‑free experience, and it’s reassuring to know that issues are taken seriously and handled promptly. Overall, the level of service provided by Megan and the management team has been outstanding.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known before moving in is how convenient the location would be for day‑to‑day living. Being so close to local shops, the town centre, and transport links has made things much easier than expected.

Please tell us about the good and bad aspects of living in your local area:
Exceptional area to live as everything you need is within reach. The only challenge is the car noise we hear in the bedroom because of the location of our house
How has the building management responded to any problems or issues you have raised:
Wifi wasn't working but fixed within days. Toilet doesn't flush and still waiting for someone to fix- disappointing!
Please share one thing (or more) which you wish you had known before you moved in:
Test the toilets ro ensure it flushes. I wish I knew the number of lovely restaurants and places to go around here. Cineworld, Nandos, The Gym to name a few. Absolutely brilliant!

Please tell us about the good and bad aspects of living in your local area:
Really decent restaurants opposite the property, the train station is literally behind the building site.
How has the building management responded to any problems or issues you have raised:
Excellent. A special shout out to Ben and Megan for their support
Please share one thing (or more) which you wish you had known before you moved in:
There were so many restrictions on the terrace and inside of the house
Manager's response5Thank you for taking the time to share your review. We’re really pleased to hear that you’re enjoying the building, its facilities and the convenience of the location, particularly with the restaurants nearby and the train station just behind the development. It’s also great to hear your positive feedback about the team. We’ll be sure to pass on your kind comments to Ben and Megan - they will be delighted to know their support and responsiveness made a difference to your experience. We also appreciate your feedback regarding the terrace and in-home restrictions. These are typically in place to ensure the safety, upkeep and enjoyment of the building for all residents, but we understand it can take some getting used to and we value the insight. Thank you again for your recommendation and for being part of the community.
