Description

The Sellers View
I have happily called this home mine for the past eight years and it has been a wonderful place to live. Saxon Gate is a friendly and welcoming road in Burghfield, with lovely neighbours who are always happy to help and a real sense of community. Residents also benefit from an active WhatsApp group shared with nearby Mundy Close, making it easy to stay connected and informed.

The location is incredibly convenient, with regular bus links to Reading, Mortimer and surrounding areas just a short three minute walk away. For those who enjoy outdoor space, there are two nearby parks as well as beautiful countryside walks close by, offering the perfect balance of convenience and nature.

One of my favourite things about living here has been relaxing in the lounge and watching the robins and other birds visit the garden, creating a peaceful and calming setting throughout the year.

Sadly, due to a change in family circumstances, I now need to move closer to family. I will be genuinely sad to leave this lovely home and hope the next owner enjoys living here as much as I have.

The Agents View
Located in the popular village of Burghfield, this well presented three bedroom detached home, built in 2011, offers modern living, practical space and a beautifully maintained private garden, making it an ideal choice for families, first time buyers looking to upsize or anyone seeking a move in ready home close to Reading.

The ground floor is well laid out and designed for everyday living. A welcoming entrance hall leads to a convenient downstairs WC, while the good size kitchen provides ample worktop and storage space, along with room for a breakfast bar or small dining table and chairs. To the rear of the home is a spacious living room with doors opening directly onto the garden, creating a bright and sociable living space perfect for relaxing or entertaining.

Outside, the rear garden has been lovingly kept and enjoys an excellent level of privacy. There is a useful shed, side access and a door leading into the garage, adding further practicality. To the front of the property is a driveway providing off road parking, access to the garage and additional front garden space which could be converted into further parking if required, subject to any necessary consents.

Upstairs, the property continues to impress with three well proportioned bedrooms, including two doubles and a generous single room. The principal bedroom benefits from built in wardrobes and its own en suite shower room, while the remaining bedrooms are served by a family bathroom.

This is a fantastic opportunity to purchase a modern detached home in a convenient Burghfield location with excellent access to Reading, local amenities, schools and transport links.

The Area View
Burghfield is a highly popular village location to the south west of Reading, loved for its balance of countryside surroundings, strong local community and excellent everyday convenience. Saxon Gate is well placed for access to village amenities while also being ideal for commuters needing quick links into Reading, Basingstoke and beyond.

Families are particularly drawn to the area thanks to a choice of well regarded local schools including Burghfield St Mary’s C of E Primary School (which is a 12 minute walk away) and The Willink School in nearby Burghfield Common.

For shopping and day to day essentials, Burghfield Common offers cafés, takeaways, pharmacies and independent shops, while Reading town centre provides The Oracle shopping centre, restaurants, bars and major leisure facilities.

If you enjoy the outdoors, the area has plenty to offer with nearby parks, playing fields, woodland walks and access to beautiful Berkshire countryside. Hosehill Lake Nature Reserve, Sulham Woods and walking routes around the local lanes are all within easy reach.

For commuters, Reading town centre is around 6 miles away, typically about 15 to 20 minutes by car depending on traffic, offering fast Elizabeth Line and mainline services into London Paddington. Theale train station is approximately 4 miles away and offers another convenient rail option. Junction 12 of the M4 motorway is also within easy reach, making travel to London, Heathrow, Newbury and Bristol straightforward.

This is an area that genuinely suits a wide range of buyers, whether you are looking for strong schooling, village life, commuter convenience or access to green open space.
