Description

"When I bought this as my first home I didn't know the area well at the time, but I fell in love with St George straight away - especially the park, which is just a stone's throw away (you can even see the trees from the window!). Taking my dog there early in the morning is a treat I'll truly miss when I leave. On longer days, the sunset from the kitchen window fills the room with a warm, magical light."

The flat

A beautiful one-bedroom first floor flat in a Victorian end-of-terrace on Stretford Road, seconds away from St George’s park. The whole flat is filled with natural light, benefiting from the open corner aspect of the building, creating brightness throughout even in the winter months. The bay window in the living room looks out onto the striking St Ambrose’s church & the trees in the park, creating a lovely outlook that gives the room a calm, almost leafy feel despite being on a residential street. With alcove shelving, warm tones and plenty of space for a sofa and a desk alongside it, it's a room that has versatility and doesn’t feel cramped. The kitchen has room for a small dining table alongside the units, the bedroom is a comfortable double, and the bathroom has a full-sized bath. It's also worth highlighting the private entrance at street level, which comes with its own hallway — currently used for bike storage — giving the flat a degree of practicality and independence that's relatively unusual for a property of this type. It makes the day-to-day feel closer to living in a house than a flat.

This flat has a criss-cross lease, is being sold chain free and has the option to be bought furnished.

Yearly Peppercorn Charge of £3

The outside space

An enclosed storage space round the back of the building, useful for bikes, surfboard etc. and a front patio shared with the ground floor flat,

Living in Whitehall

Stretford Road is situated in Whitehall, in between Whitehall Road and St George's Park. The area has always been popular with families due to the ‘Outstanding’ Whitehall Primary school, whilst increasingly in high demand with young professionals in recent years. Church Road is home to a number of popular shops & cafes such as The Bristol Loaf/Native Vine, Southville Deli and The Small City Bookshop, restaurants such as The Lock Up and pubs such as the Dark Horse, The George and Dragon and the Old Stillage. St Marks Road in Easton is only a short walk away and also boasts a range of well-regarded venues such as Café 5, No.12, Bristol Sweet Mart and the Garden of Easton. The proximity of the large, Victorian St George's Park is also a huge benefit to local residents and offers a great retreat from city life on a summer's day. The sportier of the local residents can take advantage of the Whitehall Athletics Arena through Bristol and West AC who are based there. For those needing access away from Bristol, the property is very close to the Bristol to Bath Railway Path and just a short drive from Junction 2 of the M32, which in turn leads to the M4. Bristol Temple Meads train station is also just a short journey by car, bike or train from the local Lawrence Hill Station.
