Description
Description
Stone of Morphie Farmhouse is a most attractive stone built house, with a slate roof, which is believed to date from the mid 19th century, and is located close to the coast, between Montrose and St Cyrus. The name comes from a 3.5m high standing stone which sits in the adjacent farmyard, and is thought to commemorate a battle with the Vikings in the 11th century. Acquired by the sellers in 2000, Stone of Morphie Farmhouse is a lovely combination of a fine period house, a walled garden and a paddock, extending in all to some 4.75 acres. Attractively and conveniently located, the house has fine views south, towards Montrose and its Basin, and there are views to the coast and Scurdie Ness lighthouse, particularly from upstairs. Stone of Morphie Farmhouse is spacious, with good sized reception rooms, and five bedrooms, so is ideal for both family living and for entertaining. The house retains much of its original character such as panelled doors, high level skirtings and cornicings, but at the same time is mostly double glazed, and a new boiler was installed in 2020. The house benefits from its own private drive, with the paddock also having a separate right of access from the farmyard.
A gravelled and hedge lined driveway leads up to the house. A front door opens to a porch with an inner glazed door to a welcoming hallway with Karndean flooring and a fine wooden staircase to the first floor. To one side is an impressive and double aspect dining room with two wall lights and a wooden floor. Opposite is a sitting room, again impressive and double aspect, with a picture rail, bay window with window seat, two wall lights, three picture lights, open fireplace with a warming wood burning stove, display shelves with cupboard below and wooden flooring. Behind is a living room with a decorative corner fireplace, while a study has a wooden floor and window shutters. Also off the hallway is a partially tiled bathroom with a bath, washbasin, WC and wooden flooring, while the kitchen has fitted wooden units with a Bosch dishwasher, one and a half bowl sink, three oven AGA, along with a dresser unit, clothes pulley, tiled floor and ample space for informal dining. Beyond is a back hallway with a side entrance door and tiled floor. Off this is a tiled shower room, with fitted units with washbasin and WC, along with a shower cubicle. A boiler room has a Worcester boiler, two Belfast sinks, electric cooker point, and a clothes pulley. Off this is a laundry room with plumbing for a washing machine, along with a store with stone flag flooring which gives access to a stick shed, and a former maid’s room, now used for storage, with a fireplace, wooden floor and panelling. Adjacent to the side entrance door is a useful boot room.
At first floor level is a tiled shower room with a shower cubicle, vanity unit with washbasin and WC. The landing, lit by a cupola, has fitted cupboards and a picture rail. Bedroom 1 is double aspect, enjoying the views, and has a picture rail, as does bedroom 2, which is also double aspect and has a bay window. There are three further bedrooms, with bedroom 5 having a walk in cupboard.
The attractive garden in front is mainly lawn with trees and shrubs. To the side are further areas of garden with a paved seating area, playframe and an arbour with clematis, along with a dog kennel and run. A stone built store (former milk house) has a slate roof, stone flag flooring, power, and a lean to log store (2.4m x 3.8 m approx.). At the back of the house is a further stick shed. The south facing walled garden has a paved terrace with a greenhouse (1.9m x 4.3m approx.) along with two wooden garden sheds and a lean to wooden shed (3.5m x 5.0m approx.). In addition there are productive vegetable and soft fruit beds, including strawberries, raspberries, blackcurrants, blueberries and blackberries, together with plum and apple trees, and further lawn. Beyond is the fenced paddock with a field shelter and some fine trees.
Location
Stone of Morphie Farmhouse enjoys a slightly elevated position, between Montrose and St Cyrus, just to the north of the county boundary, being the River North Esk. The popular coastal village of St Cyrus is set above a dramatic cliff with the coastline and renowned sandy beach, which is a nature reserve, below. As well as St Cyrus, other popular local beaches are found at Lunan Bay and Montrose. Away from the coast the range of outdoor pursuits is impressive. Fishing can be taken on the nearby North and South Esks, while golf courses are found at Montrose, Stonehaven and Edzell, together with the championship course at Carnoustie. Sea fishing is available from Johnshaven. The house is close to the county boundary of Kincardineshire (or Aberdeenshire) and Angus, so enjoys all that both counties have to offer. While it is in the former, its postal address is the latter. The surrounding countryside is mainly rolling farmland, while inland are the lovely Angus Glens which form the foothills of the Grampian Mountains.
St Cyrus has a primary school and a village shop/post office, together with a village hall with a thriving array of clubs and activities, and a play park including a bowling green and football pitch. Montrose offers a wide range of shopping, together with leisure facilities at the new sports centre and swimming pool, along with a cinema. Mearns Academy in Laurencekirk provides secondary schooling. Lathallan School at Johnshaven (6.5 miles) is a well known local private school, with a bus service from St Cyrus and Montrose. The High School of Dundee and the private schools in Aberdeen are also easily accessible by train from Montrose. Montrose is an historic port, while Montrose Basin is a surrounded tidal basin and renowned wildlife habitat and nature reserve, famed for its spectacular sunsets and ever changing tidal flows.
The A92 coast road runs from Stonehaven to Dundee via Montrose and Arbroath, while inland the A90 dual carriageway runs north from Dundee to Aberdeen. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route. Aberdeen and Dundee provide all the services expected of major cities, and Dundee has renowned facilities including the V&A museum. Montrose and Laurencekirk are served by the East Coast railway line with regular services to Aberdeen and the south, including a sleeper service and fast trains to London. Aberdeen Airport has a range of domestic and international services. Edinburgh Airport is also easily reached, and there are flights from Dundee to London.
