The development is located in a quieter part of the town, which makes it feel much calmer and more residential compared to the busy town centre nearby. The centre itself can feel quite crowded and noisy at times, especially during weekends and evenings, but thankfully the building is positioned away from most of that activity. There are still plenty of useful shops, restaurants and supermarkets nearby, so daily life is very convenient. One of the biggest advantages is the Elizabeth Line connection, which makes travelling into central London extremely quick and easy. The only downside is that when the Elizabeth Line has delays or closures, alternative transport options can become inconvenient and journeys take significantly longer.
How has the building management responded to any problems or issues you have raised:
Building management has generally been responsive and professional when issues have been raised. Communication is usually clear, and maintenance requests or building-related concerns are handled within a reasonable timeframe.
Please share one thing (or more) which you wish you had known before you moved in:
The development itself is much quieter and more peaceful than the town centre nearby, which was a pleasant surprise after moving in. The Elizabeth Line connection is a huge advantage for commuting into central London and makes daily travel very convenient. However, one thing worth knowing is that when the Elizabeth Line experiences delays or closures, alternative routes can become quite inconvenient and travel times increase significantly. Also, while the surrounding town centre can feel busy and noisy at times, the development is positioned far enough away that residents are mostly unaffected by it.

I recently moved into Momento Hayes and honestly it’s been a really good experience so far. The apartments feel modern and nicely finished, definitely more premium than a lot of other rentals around here. The natural light is great, and the shared spaces are always clean and well looked after. The location is also super convenient for commuting. Hayes & Harlington station is just a short walk away, and the Elizabeth line makes getting into central London or Heathrow really easy
How has the building management responded to any problems or issues you have raised:
Not applicable - all good from start and stress free
Please share one thing (or more) which you wish you had known before you moved in:
The management hosted several community get-together with free food and drinks, which was a really thoughtful touch and made it easy for residents to connect and socialise.

Really close to city centre but without the sky high prices! Walkable to plenty of bars, restaurants, shops and transport links. Traffic can be loud as well as building sites nearby.
How has the building management responded to any problems or issues you have raised:
Dave has been great at responding and fixing problems, always here within 24hrs and really helpful & friendly.
Please share one thing (or more) which you wish you had known before you moved in:
Parking is terrible unless you pay for a space, so difficult for visitors! Lots of interference with building works & contractors which is a bit annoying.

Please tell us about the good and bad aspects of living in your local area:
The location is excellent. Within a 15-minute walk are Manchester City Centre, 2 train stations, Peel Park, Salford art gallery and museum, several cafes and bars and a large supermarket. I don't have a car, so I can't comment on the parking but the buses are very frequent into Manchester although it's easier to just walk. There are busy roads nearby, but the apartments are well insulated. My apartment is not on the main road so I don't notice the traffic noise.
How has the building management responded to any problems or issues you have raised:
Tenancy renewals have always been dealt with excellently. Few maintenance issues raised, but again great team. Lucas is excellent and the security team are well established and friendly.
Please share one thing (or more) which you wish you had known before you moved in:
Oxbow is like any other apartment building. There can be communal noise. On the whole, I feel that most people who live here are very considerate.

The development is very close to Westfield, with many shops available. The area is very busy though, and there have been security concerns in the development due to the close proximity to the mall.
How has the building management responded to any problems or issues you have raised:
Management consistently ignores complaints and maintenance requests. In our case, our emails were ignored for over three months, leaving me and my asthmatic partner living in a flat without proper ventilation, with no reasonable explanation or evidence provided for the delay. Overall, both the maintenance and management teams have been neglectful, unresponsive, and unreliable.

These is no sound structure of management and tenant’s needs and rights are not respected.
