Verdant hill of Mugello, just 35 km from the historic center of Florence with its monuments and 95 km from Bologna, in an idyllic and peaceful setting, surrounded by green mountains throughout the whole year. A very practical property to reach the main services, such as airports, highway and all daily services, as well as the famous Mugello racetrack renowned for its international bike and car races.
Description
Cottage with a typically Tuscan structure embellished with top-level finishes and large outdoor spaces. The main villa is a single real estate unit consisting of a farmhouse on three levels above ground. The ground floor houses a large living room enriched by an ancient stone fireplace and large arched windows, a large kitchen with a practical pantry, a closet and a guest service. From the large living room, a staircase leads to the sleeping area on the first floor, made up of eight comfortable double bedrooms with bathroom. Four of these rooms are currently used for B&B and can be accessed through an independent entrance from the back of the building.
A pretty outbuilding perpendicular to the main villa is used for cutting-edge agricultural products and used as a laboratory. It consists of two floors, basement and ground. On the ground floor there is a large reception and leisure area with a tasting room. There is an internal staircase connecting to the basement level as well as an outdoor terrace with a pergola. Everything has been studied down to the smallest detail to pleasantly welcome customers. The property is completed by a large warehouse for agricultural equipment and another area for keeping all the necessary things.
State and finishes
The villa and the production area are subject to continuous maintenance by the current owners. The complex was built in 1976, during the ultimate renovation were used high-level materials and finishes. The living area is embellished with finely preserved antique terracotta floors and with refined tiles while the wood parquet has been laid in the sleeping area. There is no need for further work.
Outdoor spaces
Around the property there are 16 hectares of land which are mostly used for the agricultural production and cultivation of fruit and nut trees. An irregular-shaped stone swimming pool offers moments of relaxation and privacy, as well as a beautiful lake.
