Description

A beautiful four bedroom detached cottage on the edge of the village, that has been updated, with a delightful cottage garden and far-reaching views.

THE PROPERTY
Dating back to the 1840s, and originally owned by the Alton Pancras estate, first glimpses of Sunny Cottage are most impressive with its pretty painted façade and tiled roof.

As soon as the front door opens, there is a real sense of charm, space and light, and it is immediately obvious that the property has undergone a fastidious program of works and is now presented to the highest possible specifications using a mixture of Farrow & Ball paint colours inside and outside.

There are many rooms in the house worth a special mention. The fabulous open plan sitting room is a lovely, light room with an attractive brick fireplace and dining area large enough for a breakfast/dining table. There are doors opening out to the garden and gravelled terrace, ideal for al fresco dining - this room is quite simply 'as good as it gets.' The lovely study has attractive wooden flooring and could also be used as a further bedroom, or would make an ideal snug/TV room. On the ground floor is also an integral garage and cloakroom.

The principal bedrooms are situated on the first floor, with three beautiful bedrooms including a large master bedroom and en suite shower room. This room, like many other rooms in the house, boasts wonderful views of the garden and open countryside.

To the front of the house is a very private lawned area and gravelled terrace, and to the rear is a stunning terraced cottage garden with olive trees, box hedging, lavender, roses and wonderful views. There is plenty of parking to the front, side and rear of the property.

All in all, this would make a wonderful primary or secondary home in an idyllic yet very convenient location.

LOCATION
The property is situated in the lovely village of Alton Pancras, just beyond the head of the sought after Piddle Valley, and is surrounded by lovely Dorset countryside - much of which is designated as an Area of Outstanding Natural Beauty. There are very good local services in the larger village of Buckland Newton with lies just 2 miles to the north, including a thriving village store, primary school, church, village hall & playing fields, and The Gaggle of Geese public house. There is a doctors' surgery in Cerne Abbas, less that 10 minutes' drive. Piddletrenthide, less than 2 miles south, also has a first school. Beyond this is an easy drive south down the valley to the county town of Dorchester where there is an excellent range of facilities. Of particular note is the Conran-designed development at Brewery Square with its cinema, bars, restaurants and leading shops. There is a Waitrose and Tesco in Dorchester for everyday shopping. Up the valley in the other direction is the busy abbey town of Sherborne. Both towns have mainline railway stations with a fast regular service to London Waterloo.
