Farmhouse

Farm Buildings

Land
In total, the farmland extends to approximately 239.55 acres (96.98 hectares) and is arranged in two ring fenced blocks, split by the B1117.
Approximately 75.55 acres are situated around the farmstead and comprise predominantly level or gently sloping pasture, with some lowerlying ground to the east. The land is suitable for grazing cattle and sheep and is fully stockproof.
The secondary block extends to approximately 164 acres and forms part of the hillside of Tre’r Ceiri, rising to an elevation of around 450 metres. The lower fields are pasture, rising into rougher grazing comprising pasture, heather, and scree. Boundaries are a combination of stone walls and agricultural fencing.
Part of the Tre’r Ceiri hillfort lies within the boundary and is located at the highest point of the hillside.
Letting Information
Gellia Farm is available as a whole and will be let under the Agricultural Tenancies Act 1995.
A Farm Business Tenancy (FBT) agreement will be put in place with up to a 15-year term. The landlord will reserve the right to operate a break clause during year ten of the tenancy.

The tenancy is due to commence on 17th July 2026.

Repairs
