Description

This townhouse is spacious and light and manages to strike the perfect balance between the contemporary and the traditional. There are 4 bedrooms, including a master bedroom with en suite bathroom. The main living area and kitchen is south-facing and has a lovely terrace, from which to admire the views. The property is in a peaceful part of Uzes but is less than a 5min walk to the shops and restaurants in the centre of the town. There's private parking as well as a lift.

There's 131m2 of habitable space and the accommodation is set out over 3 floors. The layout is as follows:

Ground floor:

Entrance hall
Bedroom and bathroom with walk-in shower, washbasin and separate WC
Garage (23 m²)

First floor:

Landing leads to the 3 bedrooms on this level. All are comfortably spacious (between 12 and 14 m²), with large windows providing plenty of natural light. The master bedroom has a bathroom (walk in shower and washbasin), while the other two bedrooms share a bathroom.

Top floor:

The main living room (46 m²) is large and light, thanks in particular to its high ceilings. There's a wood-burning stove in the centre of the room and, facing south, bay windows that open onto the 18.5 m² panoramic terrace. The newly-fitted kitchen is towards the back of the room.

Location:

The property is located in a quiet cul-de-sac but just 300m from the shops, restaurants and cafes in the centre of Uzes.

The bustling market town of Uzes is quintessentially French and dates back to Roman times. The town itself has cobbled streets, fine Renaissance mansions and a magnificent central square, the Place-aux-Herbes. The square is surrounded by limestone arches under which shops and restaurants spill out, all shaded by the established sycamore trees. There are two markets every week, one for fresh produce on a Wednesday and another more extensive market on a Saturday. The square is often used for antique stalls, exhibitions, art shows and the annual truffle fair!

Just a short drive from the town is the astonishing Pont du Gard, a 1st C Roman aqueduct, listed as a UNESCO World heritage site. Nîmes airport is 25km away and Montpellier is just over an hour. The beautiful Mediterranean coast is also within easy reach.
