In addition to rent payments, here is a list of other permitted charges in accordance with the Tenant Fee Act 2019:

Before the tenancy starts you will be required to pay a tenancy deposit of no more than the equivalent of 5 weeks rent. For joint student tenancies, the deposit amount tends to be £200 per person but please check the advert for any variations.
Contract amendments made at the tenant’s request which are agreed by the landlord are £50.00 including VAT per variation. This includes changes to occupants, permission for pets to be kept at the property, permission to sub-let, or any other amendment which alters the obligations of the agreement.
Rent payments overdue by 14 days or more are subject to interest charges at no more than 3% above the Bank of England’s annual percentage rate for each day that the payment is outstanding.
An early termination at the tenant’s request will be reviewed but is not guaranteed to be agreed. Should an early termination of a tenancy be agreed the tenant will be liable for costs associated (capped at the landlord’s loss, or agents reasonably incurred costs).
Payment of any utility charges such as gas, electricity, water, internet, TV licence, council tax payments etc.
Reasonable costs associated with lost key(s), lock change(s) or security device(s).
Contractual damages in the event of the tenant's default of a tenancy agreement.
Any other permitted payments not mentioned above under the Tenant Fees Act 2019 and regulations applicable at the relevant time.
