Rent guarantee payments may be paid for an indefinite number of months until vacant possession is gained, except where the tenant provides a valid defence to the eviction in which case payments are capped at 12 months. Monthly rent may be paid post-possession (if the property can’t be relet due to tenant damage) at 100% for month one, 75% for month two, and 50% for month three. Claims notified between 31-60 days after first missed rent will incur an excess of 1 months rent, claims notified more than 60 days after first missed rent will not be eligible. Total payment for each insured incident is capped at £100,000. Satisfactory references must be obtained prior to any rent increase of more than 10% of the existing rent (rent increases are subject to statutory market rates).
