Why do we run the Resident Choice Awards?

The awards are designed to recognise and reward what matters most: the real lived experience of residents. They aim to:

  • Provide a transparent benchmark for quality across the sector
  • Celebrate the teams who consistently go above and beyond for their residents

By using resident feedback as the foundation, the awards reflect what renters actually value, not just what’s marketed.

How are the winners decided?

What makes the Resident Choice Awards different is that they are 100% driven by resident feedback. Winners are determined based on:

  • The volume of verified reviews collected within a calendar year
  • The average rating across relevant review categories
  • Performance relative to other developments or operators in the same category

To ensure fairness and consistency, only developments and operators who meet minimum review thresholds are considered. These thresholds vary depending on development size and portfolio scale.

This ensures awards reflect genuine resident experience, rather than subjective opinion.

What are the eligibility criteria?

Eligibility is based on having a sufficient number of verified reviews within the awards period (1st January to 31st December).

Development level award criteria:

For Build to Rent developments, requirements vary by size:

  • Under 150 units: minimum of 15 verified reviews
  • 150-500 units: verified reviews equal to at least 10% of total unit count
  • 501+ units: minimum of 50 verified reviews

For Single Family Housing and Co-Living developments:

  • Minimum of 10 verified reviews

Operator level award criteria:

For BTR operators:

  • Minimum of 3 BTR developments in the portfolio
  • At least 50 verified reviews across the portfolio
  • 80% of developments must each have at least 10 verified reviews

For SFH operators:

  • Qualification will focus on specific SFH developments only
  • At least 25 verified reviews across the SFH portfolio
  • Minimum of 5 developments, each with at least 5 verified reviews

Additional considerations:

  • Review requirements may be pro-rated for newer developments, depending on how long they’ve been operational
  • Developments are only required to start collecting reviews from their fifth month of operation
  • Some smaller or PRS developments may be excluded from certain thresholds, depending on category
What types of awards are there?

The awards typically include a mix of:

  • Top-rated developments (by region, size or category)
  • Operator awards (based on portfolio performance)
  • Team awards (recognising on-site teams and individuals)
  • Special categories (e.g. most improved, most consistent performance)

Categories may evolve each year to reflect the growing and changing sector.
