Climate innovation district

Over 75% of carbon emissions come from our cities. At Citu we believe we all have a responsibility to reduce this, as it is the only way to successfully tackle climate change.

Thatís why weíre building low carbon, zero-emission homes in Leeds city centre.

The Climate Innovation District is historic. The biggest urban sustainable development in the UK and the first-time houses have been built in Leeds City Centre in over 90 years.

Due to their innovative design, the houses and apartments of the Climate Innovation District will save thousands of tonnes of CO2 across the development. By combining on-site renewables with incredible standards of insulation and air-tightness we've created homes that donít require traditional central heating systems.

We think when youíre building the right way, thereís no need to compromise between sustainability and incredible design. Thatís why weíve built stunning four bed houses with breath-taking void spaces and large roof terraces, that are all so efficient they donít require central heating.

The Location

The Climate Innovation District is built alongside the River Aire in Leeds City Centre. Just a 6-minute cycle ride along the riverside cycle path from Leeds train station, and just a two-minute walk to neighboring Leeds Dock. Itís an incredible location, giving you views of both the buzzing city and the tranquil, tree-lined river bank. Ditch the frantic daily commute for a relaxing walk or brief cycle along the river-side path every morning.

The Place

The Climate Innovation District isnít like anywhere else in the city centre.

Over half of the district is open, green space. Built along the river, it is peppered with over sixty trees, and features jetties for outside entertaining. The whole district is raised up several meters to create a car free landscape with undercroft parking beneath, which means no roads break up the landscape. By keeping cars out of sight, children are free to play safely and adults able to relax without the noise and fumes created by traffic. The districtís city centre location will make it easy to choose zero carbon transport options like walking or cycling for those who work in the city centre. If you still need a car, weíre building electric charging points into every parking space in the Climate Innovation District as standard, making it easy to switch to a zero-emission vehicle.

The Climate Innovation District contains within it a number of unique places that all have their own feel and identity. Which-ever place you choose to live, there wonít be anywhere quite like it anywhere else in the city.

The Secret Garden:

The Secret Garden is a secluded area down by the river, where the only people passing will be the residents of the 22 houses which make up the secret garden, creating a close community where everyone knows each other.

Residents can grow fresh fruit and vegetables in the plots along the river bank, entertain outside by having tables out on the jetties, or relax in the hammocks nestled among the trees of the secret garden.

Solar Avenue:

Solar Avenue is a wide street built for people, not cars. The lush vegetation and the timber decked walkway means this car-free landscape maintains a sense of urban buzz without the traffic noise and pollution that is too common in other urban streets. Residents can plant their own rain gardens to give each home along the avenue its own unique identity.

Solar Avenue opens out into the Green, at large open area of green space at the heart of the development. Residents can sit out with tables and chairs on the timber decking, or dine al-fresco up on their roof terraces to take in the incredible views of Leeds.

Wind in the willows:

With over forty trees peppering the river bank, the Wind in the Willows will be the perfect place for children of all ages to explore and play near the riverside. It is an open, green space with shared gardens and jetties for outside dining or entertaining.

The Green:

The Green is a large open area of for children to play and adults to relax. It provides a space where the whole Climate Innovation District can come together, and will be perfect for hosting events for the entire community, such as regular community markets or summer BBQs.

In addition to these incredible places, we are also building a pedestrian bridge to connect the development, linking both sides of the River, and will be building a new primary school at the site. This will provide excellent education for younger children, and the nearby Ruth Gorse Academy, which has recently been rated excellent by Ofsted, means the development is perfect for growing families who want brilliant schools within a short walking distance.

All house types are available to view in virtual reality now. The first 14 houses have been released, and we will be launching 1-3 bedroom apartments in the middle of this year.

About Developer

Our mission
Our mission is to tackle climate change through delivering innovative and exemplar developments that create a ripple effect towards accelerating the transition to zero carbon cities.

We may individually be small dots on the global landscape but we have a collective responsibility to tackle climate change. Progressive urbanism is one part of the solution in tackling some of the big climate issues we face, making the planet a better place for everyone to live.

What we do
Itís critical to build in the right places; those that are connected and that allow residents to walk and cycle to local amenities rather than rely only on cars. We do this by forming beautiful landscaping and public realm spaces whilst providing positive incentives to help adoption of electric mobility and smart transport systems.

Three of the main carbon emitters in the UK are buildings, energy systems and transport. The places we develop address each of these three issues and the consequences have a significant ripple effect in the wider world, from improved air quality, better health and wellbeing, improved housing standards, quality of life, biodiversity, climate adaptation, community cohesion and helping tackle the housing shortage through new models of medium density urban development.

We create sustainable, urban, mixed-use developments and believe everyone should have the choice of living a more sustainable lifestyle without compromising on design or quality of life. Thatís what we do in a nutshell. We challenge convention to design better places to live. We embrace diverse public and private partnerships to help us create liveable communities with space to breathe.

Our approach
Weíve developed ďCitu HouseĒ a timber framed housing system designed to the highest environmental standards, which we manufacture ourselves from our factory in Leeds. This system vastly reduces the carbon footprint in the construction process and provides us with certainty in quality and energy performance.

Open data and smart technologies allow residents to access, control and monitor their home using smart devices. At district scale, these energy systems balance the communal energy load to maximise efficiencies for the residents.

Changing the world is tough and challenging convention requires courage so our team are genuinely amazing people who are passionate and committed to making a difference.
