At Rye, Tenterden and Northiam we have experienced members of staff, who can offer an equally professional service with regards to letting your properties, which will then be handed to the central Administration and Property Management Department within the Division.

From registration to moving in, you are guaranteed a helpful, professional and approachable service at all times. We listen to your requirements, we will regularly update you via email with new properties and price reductions that fulfil your requirements, and we will advise you how to find the best home.
As we guide you through the application process, our dedicated specialist will be able to take you through and offer guidance on how to move forward to a successful tenancy. We will organise the move in date and signing of paperwork to fit in with your deadlines to the best of our ability.
You will also have access to 'Credit Ladder' which enables tenants to build their credit rating whilst paying rent.
Our Services to Landlords
Whether we are simply finding a tenant for you to manage yourself, or providing our full Property Management Service, the advice and skill we offer is aimed to provide a smooth and stress free process.
We will offer a full comprehensive market appraisal, free of charge, and advice on presenting your property to achieve a successful let. We can offer guidance if you are an overseas landlord, and have extensive experience in this field.
Our database of registered applicants and our presence on Rightmove, On The Market and not to mention our own website and our six other sales offices, gives access to a huge number of potential tenants.
Once we find an applicant for your property, they will be comprehensively referenced, ensuring that your tenant will be financially secure and have a past history of being a good tenant. We are also able to provide a service for you to acquire Rental Guarantee and Legal Expenses insurance, should the uncertain economic climate cause unforeseen problems in the future.
We offer a comprehensive management service to our Landlords at a very competitive rate which is transparent and has no hidden extras. Knowing this gives you a further peace of mind. Our staff have built up a wide range of contractors who can attend your property to assess and sort out any problems quickly and easily. Whatever the problem, we will always contact you to discuss the best way forward.
If you decide to opt for the Full Management package, we will lodge your deposit on your behalf (we use the Deposit Protection Scheme), we will perform an initial 3 month inspection, followed by rolling 6 monthly inspections which will be reported back to you and kept on record. We will collect your rent and once it has been processed it will be passed straight on to you, we do not hold on to YOUR money! We provide 24 hour emergency telephone access to your tenants, should problems arise at the property. We will also carry out the Move out inspection at the end of the tenancy and advise you on the deposit returns.
