    1. Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property.

    2. Advising you on compliance with the various safety regulations.

    3. Locating suitable tenants. Your property will be advertised if necessary, however we have excellent contacts with various company and other establishment personnel departments, and furthermore usually have tenants waiting.

    4. Accompanying tenant applicants to view the property.

    5. Obtaining and evaluating references and credit checks.

    6. Preparing a suitable tenancy agreement and arranging signature by the tenant.

    7. Collecting a tenancy deposit which will be treated in accordance with current legislation.

    8. Preparing an inventory and schedule of condition.

    9. Checking the tenant into the property and agreeing the inventory.

    10. Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.

    11. Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.

    12. If required paying regular outgoings for you from rental payments.

    13. Inspecting the property periodically, and reporting any problems to you.

    14. Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.

    15. Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.

    16. Checking tenants out as required, reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

    Lobster Lettings will make renting out your property a hassle free, easy process. Not only do we understand your need for speed, your desire for reliable tenants and your expectations for excellent customer service, we build our business on ensuring that we deliver!!

    • Lobster Lettings will take on a maximum of 60 properties for our rental portfolio, all other properties will join a first come, first served waiting list. We believe that by limiting our stock, this allows us to focus on delivering excellent customer service.

    • We will contact our landlords at least weekly, to update them on progress - from marketing the property, to identifying a suitable tenant from our existing tenant list; you will be kept in the picture every step of the way.

    • We will proactively find tenants to record in our database, so that we instantly have reliable tenants who may be ready and waiting for your property.

    • We will offer security to our landlords, in the reliability of their tenant by assuring that every applicant will be screened (including a credit check, employers reference and personal reference) for which the tenant will be charged an administration fee.

    • We will draw up a 6 month short term tenancy agreement, which the tenant and landlord will sign and receive a copy of, with a third copy being retained by ourselves.

    • We will collect the first months rent and a deposit from the tenant on behalf of the landlord and can arrange gas and electric safety certificates where required.

    • If required, we can even arrange an informal, private meeting between tenant and landlord to agree/discuss any finer points, at our offices.
