      Mortgage

      We recommend an Independent mortgage adviser called Mark Favell of Shooters Hill Mortgages ( See details here ). It is important to secure an agreement in principle from the chosen lender before starting your search, this way you will know that once you identify the right property, you will be in a perfect position to proceed.

      Finding the ideal property

      Although it may sound obvious, try writing a list of the most important aspects of your new home. Start with the number of bedrooms and bathrooms, then think about the living space, kitchen, garden, conservatory, parking etc. Set down your budget and decide how much work you would be prepared to undertake. Try to tell us exactly the type of property you are looking for and which important elements you would be prepared to compromise on, and of course let us know that you have a mortgage agreed in principle.

      Viewing

      Be ready to look at the property objectively looking past any furniture/personal possessions that may be present. See if the layout is to your liking, if the space offered is sufficient, and consider what works (if any) would need to be done to make the property feel like your home. If you wish to take your own photos at the appointment, please ask before the viewing.

      Negotiating and making an offer

      Once you have found your new home the next step is to make an offer. There are several factors to consider in deciding what level to offer - consider your own position, are you a first-time buyer, do you have a house to sell, do you have a pre-arranged mortgage? Make sure that we understand your position exactly so that we can inform the owner as to what a good purchaser you are. We will know by this point if the owner needs to move quickly, if they have no time constraints with moving, and if they are able to accept any offers under the asking price. When you make an offer make sure it's clear that the offer is subject to contract and a satisfactory survey.

      Legal

      Once you have agreed terms it is time to instruct a Solicitor or Conveyancer. They will carry out the process of transferring the legal ownership from one person to another. Our suggestion is that you speak to a couple of providers, take recommendations from friends and family. If you wish, we can arrange a quote from our list of recommended solicitors.

      Preparing for Completion/Moving day

      Use a reputable removal company. Seek recommendations from friends and colleagues. It is common for people to prefer to move on a Friday so that they have the weekend to get settled into their new home. Completion of the sale normally takes place around lunchtime. As soon as we receive a call from the seller's solicitors to confirm the sale has completed, we will call you and invite you to come pick up the keys to your new home. Don't forget to check out the best value utility contracts for your new property well in advance, and ensure you read the meters both at your old and new address.

      I started out on my Estate Agency career back in April 1988, 23 years ago !! For the first 9 years I worked for a Corporate Estate Agent where I progressed to Senior Branch Manager. In February 1997 Dawn, Peter & Myself decided to go it alone & opened the doors of Able Estates & the rest as they say is History. All 3 of us are still very hands on working in both branches. Outside of work I am kept equally busy by my 3 wonderful children, in between this I like to keep fit, go to the Cinema, hit the Golf course and play at being a DJ. Happy days.

      I started my estate agency career off in 2003 as a weekend sales negotiator in Plumstead. I really enjoyed the variety the job offered; meeting a diverse cross section of people, visiting all types of property and being able to spend my day in and out of the office. I soon realised I had preference to the lettings market and when a position for a full time lettings negotiator came available I was offered the chance to fill the role. Since then I moved to do lettings in Welling before taking the role at Able Estates which is only 5 minutes from where I live ( no excuses for being late in! ) In my spare time I love to listen to live music and enjoy spending time socialising with friends and family.

      I started with Able Estates back in 2005 as the branch secretary. At the time I was new to estate agency though since then I feel I have continued to learn a great deal to do with both the lettings and sales side of the business. Fortunately living locally gives me an insight to our area and I can often answer queries clients may have regarding Abbey Wood and surrounding areas.I have recently been blessed with a beautiful grandson and very much enjoy spending as much time with him as possible. When I'm not on baby sitting duties I am a keen cake baker ( much to the pleasure of my colleagues ) and also enjoy keeping fit at Zumber classes.

      May I introduce myself, my name is Mark Favell and I have been working in the Financial Services industry since 1992 and since 1998 as an Independent Mortgage Advisor. I set up Shooters Hill Mortgages in 2004 and have access to the whole of the intermediary market for mortgage and life insurance products. I have recently become part of the Able Estates team and I am looking forward to helping their buyers and sellers with their mortgage and insurance needs.

      My career in Lettings started when I was offered training for 6 months with the chance of being offered a full-time position afterwards. At the end of my 6 months, I was offered a job, but I'd also decided to re-locate from the Isle of Wight back to Kent and lucky for me they found me a position as Property Manager, so I got stuck in and learnt what I needed to know. That was back in September 1995 and between then and now there isn't much I haven't come across. I joined Able Estates in 2009. I am ARLA qualified to Level 3 in Lettings & Property Management. In my spare time I volunteer for a dog rescue for English Bull Terriers, I have two of my own and absolutely adore them, and I spend as much time as possible with my young nieces and nephews - I love being an Auntie but I also like to hand them back!

      1989 was the year I was introduced to Lettings and as my family grew up, I was able to make it a full-time career. Lettings and Property Management can be challenging, and I like that no two days are the same. I joined Able Estates in July 2022 and I put the lets together on the administration side and deal with all of the renewals. When I am not at work, I love spending time with my grandchildren, love being out and about with my dog Alfie. My husband is in a band, and I enjoy the social events that surround this.

       I opted for a career change from Barristers Clerk to Estate Agent back in 2015. I had my eye on Able Estates for sometime as I knew how good their reputation was locally. Fortunately a position came available and I was lucky enough to secure myself a new career in property. I enjoy both Sales and Lettings, especially showing clients around a potential home through to handing over the keys to their new pad. When I'm not working I'll either be found on the golf course, supporting West Ham or in the winter months skiing with my grow up kids.

      It really doesn't seem that long ago, however it was back in '89 I started in estate agency. In 1997 we decided to open Able Estates. it's been an exciting challenge running a business. Sharing the responsibilities with Paul and my colleagues has been beneficial to the way the company is run. Our success really does come down to the quality of staff we have fortunately been privileged to work with. Outside of property I like to go cycling, golf, gym, paddle boarding, snowboarding and most Sundays you'll find me either cooking up a roast or grilling on the barbeque.
