Truthful, trustworthy and tailored for you - you can personalise your pizza, so why not your letting service? Andrews offer three basic management options, with an array of optional extras so you can pick and choose the services that suit you. Whether your future tenant endures late night library sessions, the hectic morning commute or the 8am school run, we're here to help you find your textbook tenant.

    Finding your rental property

Let's start at the beginning, you need to find yourself the right house, in the right location that will appeal to the right tenant. Here at Andrews, we pride ourselves on knowing the ins and outs of the local area, so we will be able to advise you on what types of houses are popular with renters in the local area.

    Tenant type

When looking for a buy-to-let property, it's also important to think about what type of tenant you are looking to attract when purchasing your buy to let property.

Young professionals: often heralded as the least wearing tenants mainly because they spend all their time on their commutes, professionals will need to be close to transport links and/or the city centre.

Students: Students sometimes get a bad rep for being loud and/or messy, but there are definitely some perks to becoming a student landlord. They're predictable tenancies will be required to run the length of the academic year. They're reliable because rent payments will typically be subsidised by student loans, and they can generate higher rental yields due to more rooms being converted into rentable bedrooms. Notoriously easy to please - basic furniture, easy access to university or city centre and not a lot else!

Families: Its likely families will want a house a little further outside the city centre, near to good schools and possibly with a garden. Buying a house within the catchment of a good school will set you back more during the initial purchase, but could guarantee you a longer term tenant as families will want to stay close to the school and may not be able to buy their own property nearby.

Andrews offer a variety of management services to help you with life as a landlord. No let is ever exact the same, which is why we offer a service that is tailored to your individual needs as a landlord. We understand it can be hard work maintaining a property portfolio, whether you're an experienced property investor or a first time landlord, knowing the ins and outs of landlording can be tricky. From inventories to EPC's, Andrews is on hand to help.

Making houses homes since 1946.
  • paragraph

What with the housing market throwing in more twists and turns than best-selling crime novel, many are choosing to avoid all the complications of buying a house and renting instead. There are some key benefits to renting, it may be cheaper, you won't incur additional maintenance costs and it is a more flexible housing solution.
If you're looking to rent, then you're in the right place. We have properties ranging from city centre apartments through to family homes in the country, so we're almost guaranteed to find you your perfect place.

    Making your rental yours
One of the main disadvantages of renting is not being able to make your mark on a property, but what if we told you that you could? Now, we aren't talking about big structural changes, but there are a multitude of ways to make your rental property feel like home without breaking the bank or the tenancy agreement!

: Renting an unfurnished property gives you some wiggle room on how you can get creative with your furniture. Even if your rental is furnished already - it's the small details that truly make a house a home. Investing in some cushions, rugs, throws - basically anything that's soft! - will help a rental instantly feel cosy, and it's a bonus that they are easy to move with you when your tenancy comes to an end. A few lamps, some light curtains and a couple of house plants will also help your home feel more welcoming.

Décor: Prison-esque bare walls or blue-tac stained walls that will eat into your deposit? Not much of a choice, so how can you spruce up your walls without leaving oily stains on the walls? Command strips are a great way of giving the room a personal touch with no lasting damage. If your landlord doesn't mind, whack out a paintbrush and get going! As usual, best to stick to neutral but if you really do need that bright green feature wall, just paint over it with a neutral tone when you move out.

    Honesty is the best policy

It's true that estate agents don't tend to have the best reputation when it comes to honesty - so why is Andrews any different? Well, honesty is in the very fabric of our company. It's in the way we take our property photos, using no artificial colours, Photoshop or wide angles. It's in our straight talking staff, who will be upfront and honest regarding fees and tenancy agreements. When you rent through Andrews, you know the in's and outs of the home you are renting, and you know that should you need us, we're only a phone call or short walk to the branch away. We take a personal interest in the personal process of finding a place to rent, and we're here to help you find your perfect place.
