When looking for a buy-to-let property, it's also important to think about what type of tenant you are looking to attract when purchasing your buy to let property.
Young professionals: often heralded as the least wearing tenants mainly because they spend all their time on their commutes, professionals will need to be close to transport links and/or the city centre.
Students: Students sometimes get a bad rep for being loud and/or messy, but there are definitely some perks to becoming a student landlord. They're predictable ¿ tenancies will be required to run the length of the academic year. They're reliable ¿ because rent payments will typically be subsidised by student loans, and they can generate higher rental yields due to more rooms being converted into rentable bedrooms. Notoriously easy to please - basic furniture, easy access to university or city centre and not a lot else!
Families: Its likely families will want a house a little further outside the city centre, near to good schools and possibly with a garden. Buying a house within the catchment of a good school will set you back more during the initial purchase, but could guarantee you a longer term tenant as families will want to stay close to the school and may not be able to buy their own property nearby.
