    Service Charge Budget

    We work with you to create a service charge budget to meet the needs of the block. We will provide recommendations and assist with forecasting to ensure value for money.

    Health & Safety & Contractor Management

    We understand that the contractors we send to site are a reflection of us and poor workmanship reflects negatively on our company. By using local contractors vetted by us, we know the service you receive will be of a high standard at an affordable price. We have a strict process that is followed before sending contractors to site as Health and Safety of your home is our priority to provide peace of mind.

    Site Inspections

    We carry out regular site inspections throughout the year and we like to tell you when we are attending so that we can use our time on site as an opportunity to meet with you and discuss the development.


    We work closely with our dedicated insurance broker sourcing low cost, high cover premiums.

    Letting with Appointmoor
    We successfully manage the largest and most diverse lettings portfolio in the local areas so there isn't much we don't know about letting a property. We know that every landlord and every property is unique.

    We'll tailor our services according to your circumstances; we can do a little or a lot.

    First we'll visit your property for an appraisal. Then we'll provide solid realistic advice on its rental value. With our extensive experience across the entire local area, you can be confident that we'll give you a fair and achievable figure. We'll discuss our different types of lettings service, allowing you to choose between them.

    Permitted payments/tenant protection information:

    Permitted payments For properties in England, the Tenant Fees Act 2019 means that in addition to rent, lettings agents can only charge tenants (or anyone acting on the tenant's behalf) the following permitted payments:

    • Holding Deposit - Equivalent to one weeks rent (this will hold the property whilst references are carried out)
    • Five Weeks Deposit (the equivalent to five weeks rent)
    • Tenancy Amendments £50.00 plus VAT (£60.00 inc VAT)
    • Tenancy Renewal Fee for tenancies entered into on or before 31st May 2019 £75.00 plus VAT (£90.00 Inc VAT)
    • Early Termination Fee - Should you require to end the tenancy early, tenants will be liable to cover the rent until a suitable tenant is found & to cover the landlords agency fees (all fees will be discussed and put in writing)
    • Tenants will be charged at cost to replace Keys/Security Fobs/Parking Permits

    Cheryl is the linchpin of the lettings team. She oversees reference and SEAL list checks for new tenants, ensuring their accurate and timely completion. She also organises maintenance work for move ins, manages inventories and completes all new tenant administration.

Her focus is to provide tenants and landlords with a positive experience and thrives on building relationships with them over a period of years.
