    BMH Property Management letting fees for landlords are as follows:

    • 12% (Inclusive of VAT) Of the monthly rental income.
    • £102.00 (Inclusive of VAT) for an Energy Performance Certificate.
    • No upfront advertising costs.

    ADMINISTRATION FEE OF £240.00 INCLUSIVE OF VAT PER TENANCY

    (includes advertising, viewings, finding a suitable tenant, including credit checks, right to rent, employment checks and landlord references (where applicable), written inventory and property photographs, protecting the deposit in a government deposit scheme, notifying utility companies of the new tenant, supplying and signing of the Tenancy Agreement)

    If the property location exceeds a 10 mile radius from the office then a £60 inclusive of VAT fee will be charged per new tenancy to cover viewings and travelling.

    TENANT FIND ONLY

    BMH are happy to do 'Tenant Finds' and this is applicable to the following terms:

    The Fee is equivalent to one month's rent and is inclusive of VAT. (includes viewings, advertising, credit checks, Landlord and Employment Checks, Right to Rent checks and the issuing and signing of the Tenancy Agreement) It does NOT include photographs/inventory or handling of the deposit.

    REFURBISHMENTS/ADDITIONAL MAINTENANCE

    We have various tradesmen (not employed by BMH) who can go and look at works that need to be done at any property and we do not 'add on' a fee.

    However, please note that should a property need refurbishment whether part/full in any form and we are instructed to organise matters we will charge a fee for managing the works. This would be 10% of any invoice submitted for works. This fee would also apply for properties that need works between tenancies. We do not charge any handling fee for general works carried out during the tenancy, the contractors quote/invoice is the amount that you pay.

    CHANGE-OVER OF AGENT

    We are happy to take over the management of a property which is with another agent. However, this involves a lot of work to do i.e. visiting the property to carry out a report for the landlord, liaising with the tenant and the current agent and handling the exchange of the deposits. There will be a charge of £72.00 inclusive of VAT per property for this service.

    SERVING NOTICE TO A TENANT

    If it became necessary to serve a Form 6A (Section 21 Notice) we would charge £60.00 inclusive of VAT

    DEALING WITH THE DEPOSIT

    If there is a problem at the end of the Tenancy and we have to make a claim against the tenants deposit through the DPS we will charge an administration fee of £36.00 inclusive of VAT. This will include dealing with the Solicitor to arrange the Oath (Oath fee for the Solicitor is a separate charge of approximately £5.00), any photos, paperwork and appeals that may have to be made.

    BMH are registered members in The Deposit Protection Scheme. BMH are also part of the National Federation of Property Professionals Client Money Protection Scheme.

TENANTS

    RENTAL APPLICATIONS

    When prospective tenants have viewed a rental property which they wish to apply for they need to call and speak to the BMH Rentals team (01472) 698698 to go over affordability and income requirements with them and how the application process works, before they can apply.

    If any applicant is not working, or is receiving benefits they will still need to meet the affordability criteria and will also require a local working Guarantor.

    If a Guarantor is needed they will also have to go through the referencing process and also meet affordability criteria as well.

    There will be a Holding Deposit which prospective tenants will need to pay when they apply which will be equal to the amount of one week's rent for the property being applied for. Prospective tenants will be informed of the amount to pay when applying and there will be a form to complete.

    So long as prospective tenants (and guarantors where applicable) pass the required referencing checks, i.e. credit check, employer reference, address history check, landlord reference etc, when tenants come to sign the tenancy agreement to move in there is the first months rent to be paid, less the one week's Holding Deposit paid, and a deposit which is usually equivalent to the monthly rent amount (unless stated differently) and this is held in the Deposit Protection Scheme.

      ENERGY PERFORMANCE CERTIFICATES (EPC'S)

      BMH have a fully trained Domestic Energy Assessor in house who can undertake EPC's for residential properties.

      All domestic and commercial buildings in the UK available to buy or rent must have an Energy Performance Certificate (EPC). If you own a home, getting an energy performance survey done could help you identify ways to save money on your energy bills and improve the comfort of your home.

      What are EPC's?

      Have you seen the Energy stickers that come on new appliances like washing machines and fridge-freezers? They generally show a scale with a rating indicated on them, indicating how energy-efficient the item is. EPC's are similar in that they let viewers know how costly a property will be to heat and light, and what its carbon dioxide emissions are likely to be.

      An EPC also shows what the rating will be if improvements are made highlights cost-effective ways to better achieve a more favourable rating. Even if you rent, some improvements noted on the EPC may be worth implementing, such as switching to energy-efficient light bulbs.

      An EPC is valid for 10 years from its issue date.

      Why get an EPC?
