    Here at Barker & Smart we pride ourselves on the service we offer to our landlords. We offer a three tier level of service;

    • Tenant find only - We will charge a one off fee of 1 Month's Rent no VAT
    • Tenant find and rent collection - We will charge £295 no VAT for finding the tenant, a one off charge of £295 for every new tenant found, and 8% no VAT pcm of the agreed rental price.
    • Full management - We will charge £295 no VAT for finding a new tenant, a one of charge off £295 for every new tenant found, then 10% pcm of the agreed rental price.
    • £50 admin charge for any existing tenant contract renewals
    • £75 for a gas safety certificate
    • £80 for EPC's carried out
    • £25 will be a one off charge for holding a deposit in DPS for tenant find only

    Firstly we would like to thank you for searching our site for your next property, here at Right Lettings Company, we aim to make the moving process as stress free as possible.

    What would be required of you to let your home

    Rent will be payable monthly in advance. The first months rent, together with the deposit which is equal to one months rent plus £150.00 is payable on signing the agreement. This amount must be a bankers draft, a building society cheque or cash.

    The deposit taken is to safeguard against damage to the landlords property and is held via a government approved Tenancy Deposit Protection scheme. At the end of the tenancy we will inspect the property and the costs of any work attributed will be deducted from the deposit. Any disputes will be referred to the dispute resolution service of the Tenancy Deposit Protection scheme used.

    Proof of your residency will be required. This will be in the form of a recent utility bill or council tax form. We will also require a form of photo identification such as a passport or driving license. References will also be taken up with your employers, banks and credit companies and where necessary, a character reference will also be sought. If you are currently renting, previous landlords references will be obtained.

    Properties will only be reserved for prospective tenants on the receipt of our administration cost for the preparation of the necessary documents to include; your application, the tenancy agreement, full inventory with general statement of condition and the required references and obtaining of credit checks. In some cases, it may be necessary to provide a guarantor.

    It is the tenant's responsibility to cover all bills such as electricity, gas, water, telephone and council tax. Meter readings will be taken at the property and supplied to you prior to moving in. It will be your responsibility to check these readings to be accurate before setting up accounts with your chosen suppliers.

    The property will be inspected on a 3 monthly basis to ensure the property is maintained to the standard as per the inventory taken prior to occupancy. Any faulty equipment should be reported within 24 hours to arrange repair with the landlord.

    To arrange a viewing of any of our listed properties, please do not hesitate to contact the office to check availability and we will be delighted to arrange the viewing for you.

    In the event of having any pets, please give us prior knowledge of this in order that we can match you with a property where the landlord is willing pet owners. (a £100 deposit will be required for each pet). Please also note if the rent is not paid on time, then we may require a late charge equivalent to your daily rental amount of the monthly rent. e.g £625 pcm will equate to a daily charge of £20.55 in late fee's until the rent is paid in full with the late charges.

    Right Lettings Company lettings fees information:-

    The asking rent does not include letting fees. Depending on your circumstances and the property you select, we the letting agent may also apply the following upfront fees:

    • General administration fees
    • Reference fees (including credit checks etc)
    • Application fees
    • Fees for drawing up tenancy agreements
    • Inventory fees, including check-in and check-out fees
    • Guarantor arrangement/application fees
    • Additional occupant fees
    • Pets disclaimer fees/additional pet deposit

    Fee's below for new and existing tenant/s:-

    Deposit will be one months rent plus £150

    Reference fees for one adult £175

    Reference fees for two adults £325

    Guarantor reference charge for one adult £100, for two adults £200

    Admin charge for contract renewal will be £100

    Additional deposit for pets will be £100 per pet

    Fees may be charged on a per property or per tenancy basis.
