    Our most popular service and one that gives you complete peace of mind. We will take care of everything from finding tenants to managing the property for the duration of the tenancy.

    This service includes:

    · Finding and vetting a tenant, through internet and newspaper advertising, and completing credit and employment checks

     · Obtaining rent and deposit, and ensuring you are paid promptly

    · Regularly inspecting property, and keeping it in line with the latest legislation

    · Observing appropriate move-out procedures when the tenancy comes to an end, and re-advertising the property to ensure a quick re-let

    This option minimises the risk to your property investment, as you can rely solely on the experienced Belvoir team to prevent or deal with any issues as they arise.


    Let Only Service

    The Let Only Service includes all of the above (Fully Managed Service) up until the point of let. You would have the option to use our deposit scheme, meaning that deposits will be held with the Deposit Protection Service or The Dispute Service. By choosing this service, you are choosing to manage the property yourself, including collecting rental payments and enforcing the agreements of the tenancy.


    Referral Service: Tenant Find Only

    This service makes use of our expert advice in valuing your property, promoting it through our marketing activities, and referring prospective tenants to you. From this point you are free to conduct viewings with prospective tenants, arrange the tenancy agreement and manage the tenancy yourself.

    These notes are intended to give you information and assist you in renting a property through Belvoir Shrewsbury. If you have any further questions then please do not hesitate to call the office on 01743 242000.


    The property list on this website is the most up to date list we provide and it is updated daily. If you do see anything that is of interest then please register with us and we will be more than happy to arrange a viewing. It is free to register your details, so please do contact us with your requirements and we will endeavour to meet those requests.

    Securing a Property

    Once you have found a property that you wish to apply for, we will ask you to complete an application form and pay the application fees. These fees will cover all the referencing, financial checks, tenancy paperwork and an inventory which are drawn up in relation to the property.

    The agreement fee is £192 and the vetting fee is £36 per adult applicant (VAT inclusive). Should a guarantor be required a fee to process that person is £50.00+VAT.

    In the event of more than one application on a property then the Landlord reserves the right to '"choose" which application to proceed with. In this instance the fee will be returned to the unsuccessful applicants. If however you decide to pull out from the proposed tenancy or your submitted information is false then you will forgo your fee.

    Security Deposit and Rent

    Security Deposits are payable on all properties and will be held by the Deposit Protection Service or The Dispute Service, unless otherwise stated (as in tenant find only properties or company lets). The security deposit is one and a half times the monthly rental value. On the day you come in to sign the Tenancy Agreement (see below) your security deposit and first months rent will have to be paid by either Debit Card, Credit Card (3% fee applies), Bankers Draft or Cash.   After the property has been let, rent is paid one calendar month in advance and will be deducted from your bank account via a Standing Order.

    Tenancy Agreement

    At the commencement of the tenancy you will be required to visit the Belvoir Shrewsbury office in Swan Hill to sign the tenancy agreement that outlines the Landlord and Tenants obligations. All Tenancy Agreements are "Assured Shorthold" tenancies under the provisions of the 1988 Housing Act, with a minimum six-month period. You will then receive the keys to your rental property.

    Tenants Contents Insurance

    All tenants are advised to hold contents insurance. This is to protect you as tenant from theft of your personal possessions, and the fixtures and fittings of the property from accidental damage. A copy of current contents Insurance will need to be produced prior to the commencement of the tenancy, should you not have your own insurance we will be pleased to obtain a quote for you.

    Tenant Fees

    The only price shown in our property adverts is the calendar monthly rental cost of the property. Tenancy application charges and possibly other fees will apply but can vary due to a customer's individual circumstances and are therefore excluded from the price shown.
