    Professional photography as standard

    We think your photographs are the most important part of the presentation of your property on the market. We don't take photos on iPhone's, we have in house photographers whose job it is to make your property look its best.

    To scale floorplans as standard

    Every property receives a professional floorplan as standard. Most other agents either charge you extra for these or don't bother doing them and even when they do, they are just not to scale boxes with room names in. All of ours are to scale and contain fitted kitchen, bathroom suites, doors, windows and bits of furniture. Floorplans are the best way to try and understand the flow of the property and we say we try to make these like having a viewing without having a viewing. All our floorplans also contain the total square footage which people now use to compare one property to another.

    Rightmove premium listing

    For every instruction, A Rightmove premium listing is standard to make your property stand out (up to £250 with other agents). When you do a search on Rightmove and a list of properties comes up (this is called the summery view) dependent on what device you are using you will usually see one or two photographs of the property whereas premium listings have up to 4, are bold, over 50% bigger and average 20% more property views.

    Internet marketing across 28 internet portals including Rightmove, Zoopla and Prime Location. So, yes, Rightmove is the market leader but we get a quarter of all our leads from Zoopla, but yet one in five of all properties for sale in Chorley aren't on Zoopla.     Step 4 - Legalities - Need help finding a solicitor? We'll source quotes from trusted firms to make your decision easier.

    Step 5 - Making an offer - You've found your ideal home - great news! We will put forward your offer to the vendor.

    Step 6 - Agreeing a sale - Your Ben Rose personal negotiator will prepare a memorandum of sale, confirming the agreed price to all parties. We'll keep you updated during every stage of this process and remember, there are no obligations until your contract is signed.

    Step 7 - Survey and mortgage offer - Your mortgage lender will survey the property and advise on the value. If satisfactory, a formal offer is sent to you and your solicitor.

    Step 8 - Exchanging contracts - The exchange happens after searches are received, enquiries answered, mortgages in place and any preliminary work completed. Once you have exchanged, you have committed to the sale and a completion date will be agreed.
