    Bloore King & Kavanagh was formed by merging together two of Halesowen's premier sales and lettings business. Chris & Louise Bloore and Tom Kavanagh have been working together for years and always shared one common goal within the estate agency world??

    What is the Holding Deposit?
    To reserve a property a holding deposit will be taken. The holding deposit will be the equivalent of 1 weeks rent of the property applied for. Holding deposits are non-refundable in the event that the tenant fails the reference or fails to complete references within 14 days of request. The holding deposit will be refunded in the event that the landlord withdraws acceptance of the tenant or fails to respond within 14 days themselves.

    Are there any fees to pay?

    There are no fees to pay for referencing following the tenant fee ban which came into force during 2019.  However there are certain charges which are allowed under the act for items such as lost keys or late rental payments.

    What Identification documents do I need?
    All prospective applicants will be asked to produce two forms of identification. One form of photographic ID such as a passport or a new style driving license and one proof of address such as a recent utility bill. If you are a non UK resident you must provide a copy of your passport. We are now required to carry out online electronic anti money laundering checks.

    What deposit do I have to pay?
    A deposit is taken of the equivalent to 5 weeks rent All deposits are placed with the 'Deposit Protection Scheme' (DPS) for the duration of the tenancy.

    What type of Tenancy will I have to sign?
    Under normal circumstances you will sign an Assured shorthold Tenancy (AST) In certain circumstances it may be relevant for a different type of tenancy to be signed.

    Can I keep pets at my rental property?
    Pets are only allowed to be kept at the property with the express permission of the landlord. Where a landlord agrees to accept a pet/s to be kept at the property an increase in the monthly rental will be levied for the entire term of the tenancy from £25 per month.

    What Happens if I have a maintenance problem?
    If a tenant has an issue with the property and the tenancy is managed by Bloore King & Kavanagh then we are there to help you get the problem resolved as quickly as possible. We have a range of plumbers, electricians, handymen and builders who we can call on for both standard maintenance work or emergency problems. We have a dedicated maintenance reporting system where tenants can report the issue day or night called PropertyFile. When you move into your rented property you will be given an invitation to download the PropertyFile App. You will then be able to report any issues with your rented property anytime.

    Chris Bloore  Director

    Chris is a director and a founding member of Bloore & King. Chris is NAEA qualified and heads up the sales and marketing team. He is also one of our senior valuers for the business specialising in development properties.

    Following a successful career in property development himself Chris moved into estate agency and has never looked back since. Chris and Louise founded Bloore & King together in 2008 after they decided that they wanted to work together to bring a new approach to the world of selling houses.

    Chris is a keen tennis player and plays regularly in the local teams and leagues. He is also a keen motorcyclist but his real passion is the guitar. He plays acoustic and electric and has, to his own admission, way too many guitars. If you look closely there is usually even one somewhere in the office!

    Louise Bloore    Director

    Having moved 18 times since Chris and I got married in 1990 I know all the ins and out of moving house. Whether it's choosing an estate or letting agent , dealings with the stresses of the legal process or the actual move itself. I have become a dab hand at moving and can boast to having unpacked within 24 hours of having moved in.

    I currently volunteer as a Girl Guide leader working with teenagers and can regularly be found building camp fires, putting up tents and raising funds for the local community. I recently took up running in order to complete the Halesowen Fun Run with the entire team.

    I am qualified by the NAEA and NFOPP for sales and lettings and as a director I manage the day to day running of the business

    Tom Kavanagh    Director

    A talented all-round business-man, entrepreneur and Landlord himself Tom most certainly is in tune with what Landlords & Vendors are looking for in a Sales & Letting agent. Tom has been involved in the property industry since the mid-eighties and in that time has certainly seen the highs and lows, he knows what it takes to succeed in both a difficult and thriving market place.

    Tom is a member of both NAEA Propertymark & ARLA Propertymark holding the distinguished FNAEA & MARLA qualifications. In addition, Tom is an Accredited Domestic Energy Assessor holding the DipDEA qualification & diploma in Green Deal Domestic Advice. During his long and successful career, Tom has also achieved qualifications in CEMAP & FPC (Residential Mortgages/Financial Planning).

    Tom is passionate about all things relating to property & now together with his trained & qualified colleagues at Bloore King & Kavanagh Sales & Lettings intends to continue to provide a truly unrivalled service to the people of Halesowen & surrounding districts.

    Sean Kavanagh   Senior Negoriator

    From an early age Sean has been involved in Residential Lettings while continuing his studies at school and sixth form. Sean continued to pursue his interest and success in the English Language at Staffordshire University obtaining a Degree in English and Creative Writing. Being local himself Sean provides not only extensive knowledge of the industry but also advice on the local area.

    He has a very vibrant, outgoing and approachable personality which works well when dealing with new clients, his enthusiasm comes across to clients and he receives many letters of thanks and praise from both new and existing clients.

    Sarah Slater   Negotiator

    Always having a keen interest in the property industry when an opportunity arose to work for a local family run letting agent Sarah felt it was too good to miss and took a chance. Sarah started working for Kavanagh Lettings in 2013 where she quickly became a valued member of the team in the role of maintenance manager.

    Sarah is ARLA qualified and was promoted in 2018 to the role of negotiator in which her likeable character means members of the public feel comfortable talking to her.

    Helen O Grady Accounts and Rental Payments

    Helen is our finance administrator dealing with every aspect of the financial side of the lettings business. Helen processes rents, paying landlords, provides tax year reports and any tenancy payment changes along with contractor payments.

    An incredibly important role which she carries off with professionalism and a calm nature that puts our clients at ease.

    Libby joined the Team as a 'Trainee Administrator' and has worked her way up to her current role as negotiator. In the time she has been with us her knowledge and confidence have developed and she is now able to advise clients on the lettings process and deals with Tenants and Landlords on a daily basis. Libby looks after referencing and moving tenants into properties

    Jo joined us in September 2017 as viewings consultant/Negotiator Jo has lived in Halesowen for over 10 years now and was formerly a primary school teacher before starting a family with her husband.     Kelly is our Sales Progressor and brings with her a wealth of knowledge coming from a legal background.Having worked in a busy solicitor's office for eight years, Kelly came to us to see the other side of property sale and lettings and found that she thoroughly enjoys working in the world of property.

    Kelly is a Girlguiding Rainbows leader and volunteers for Midlands Air Ambulance Charity which keeps her busy in most of her spare time. When not working or volunteering, Kelly enjoys spending time with her family and she and her partner love to explore different places.

    Harriet Woodhall Branch Administrator

    Harriet, a keen dancer, lives with her family and pet dog Ozzy and is thoroughly enjoying the beginnings of her career within the property industry.

    Harriet joined the team as an apprentice and has quickly settled into her job role liaising with tenants moving out of properties, dealing with deposits and inventories. She is keen to learn more about the world of Sales and Lettings and this is reflected in her work ethic. Harriet loves spending time with her friends and family and finds enjoyment in beauty and fashion also.

    Narisa joined us in September 2017 as a junior administrator following her intriguing work experience in July and now works for us on Wednesday and Saturdays.

    Narisa is currently studying at Windsor Sixth Form. She enjoys being a young leader, volunteering at Lapal Girl Guides every Thursday. She also enjoys working out and keeping fit at the gym on a daily basis

    John King

    John was Louise's father and a founding member of Bloore & King Estate Agents in 2008. He had an absolute passion for business and until 2017 continued to help, support and work regularly in the business as that is what he loved doing.

    John was a hugely successful entrepreneur with an impressive track record and business portfolio across the property, service and manufacturing sectors. He was a huge supporter of young enterprise and was the entrepreneur in residence at Worcester University which he received an achievement honour for in 2018, something which he was immensely proud of.

    John died in 2019 following an incredibly brave three year battle with Motor Neurone disease. He will always be a part of our family and our team. He will never be forgotten. RIP John

      Joseph joined us in January 2019 in the very important role of property Maintenance. Joe has a huge wealth of knowledge within the property industry and is a qualified electrician himself so he has a great insight into potential maintenance issues which come up with rental properties.

      Harriet Woodhall   Branch Administrator

      Harriet, a keen dancer, lives with her family and pet dog Ozzy and is thoroughly enjoying the beginnings of her career within the property industry.

      Harriet joined the team as an apprentice and has quickly settled into her job role liaising with tenants moving out of properties, dealing with deposits and inventories. She is keen to learn more about the world of Sales and Lettings and this is reflected in her work ethic. Harriet loves spending time with her friends and family and finds enjoyment in beauty and fashion also.

      Narisa joined us in September 2017 as a junior administrator following her intriguing work experience in July and now works for us on Wednesday and Saturdays.

      Narisa is currently studying at Windsor Sixth Form. She enjoys being a young leader, volunteering at Lapal Girl Guides every Thursday. She also enjoys working out and keeping fit at the gym on a daily basis

      John King

      John was Louise's father and a founding member of Bloore & King Estate Agents in 2008.

      He had an absolute passion for business and until 2017 continued to help, support and work regularly in the business as that is what he loved doing. John was a hugely successful entrepreneur with an impressive track record and business portfolio across the property, service and manufacturing sectors.

      He was a huge supporter of young enterprise and was the entrepreneur in residence at Worcester University which he received an achievement honour for in 2018, something which he was immensely proud of.

      John died in 2019 following an incredibly brave three year battle with Motor Neurone disease. He will always be a part of our family and our team. He will never be forgotten.

        It felt very much like we were being looked after by Bloore King and Kavanagh, as opposed to just being a customer. From advice on preparing for sale, recommendations for service providers (good ones) to managing the chain and pushing the solicitors for us, they did it all with minimal fuss. Financially, we got the asking price for our house within six days of going on the market, and that was a good 20k higher than any of the houses had sold for in the street previously.
