We're Bond Oxborough Phillips, an independent estate agency based in North Devon and North Cornwall. We've been successfully selling and letting property for over 25 years.

Established as one of the leading agents in North Devon and North Cornwall, our figures and awards speak for themselves. Our 10 offices are open 7 days a week and perfectly located in busy, central locations that benefit from a huge amount of footfall and passing buyers browsing our clear window displays. We are pleased to offer a complete range of properties for sale and to let and cover all price ranges and styles of homes.

Our staff are both passionate and knowledgeable, and always happy to offer a valuable insight into the local property market. We provide ongoing training to all our staff to make sure they stay on top of their game, at the end of the day they will be the ones searching for a buyer or tenant. Please feel free to come and visit and see us in the office - you will always have a warm welcome awaiting you!

We produce high-quality particulars for free and include first-class, full colour photographs and floorplans!

This is crucial, as you no doubt know. That's why our local and regional advertising is distinctive and extensive; all our clients' homes are advertised regularly and effectively. We also advertise on local radio, and produce a unique and informative property-related editorial feature which draws prospective buyers to our pages first, and helps us stand out.

    Seven-day opening

Whether they're moving locally or relocating from a distance, more and more prospective buyers see Sunday as their only really free day. All our offices are open seven days a week, including Bank Holidays; when people want to look at houses, we're around to help them.

About three quarters of house buyers look for a new home online. Our recently re-launched website, www.bopproperty.com, means you're promoted to the whole world, via full colour photos, floorplans and location maps, 24 hours a day, seven days a week. We also guarantee your property will be featured on the top-ranked property portals.

    Database of buyers

We've invested heavily in an extensive and constantly-updated mailing list; the buyers on it have all been vetted by us and are all keen to be either sent or emailed details. Our offices are networked and we therefore benefit from access to buyers who registered at all our branches.

    A network of offices

Every property's full particulars are available in all our offices, each office is well placed and network-linked: all our offices, effectively, will be working to find a buyer for you. House buyers, in our experience, quite often end up in a home in a different area from the one where they began looking. We make sure they stay on our radar.

    For Sale Boards

We believe in distinctive boards with eye-catching colours. With your agreement, we'll put up a board to provide constant exposure which, in the current climate, can be a valuable advantage.

    Keeping you informed

You'll want and need to know how everything's going: we guarantee prompt feedback on all viewings (we chase-up buyers within 24 hours, wherever possible) as well as providing regular marketing reports. So you'll know exactly what kind of interest there's been in your house, online or otherwise.

    Sales Progression

Finding a suitable buyer is the first stage of the selling process. Our dedicated sales staff will ensure the sale runs as smoothly as possible and you're kept informed throughout.

    Regular newsletters and property updates

Your property will feature in our distinctive property features; they're available in all our branches, online, and are distributed to our database of buyers.

    Make Offer

When you find somewhere you like, make an offer. But if you want to be sure you get the property you like - and you think it is worth the asking price - you may want to offer the full amount straight away.

If your offer is accepted. You now need to instruct a solicitor. If you need to find a solicitor, ask one of us and we give you some names and numbers of local solicitors.

    Getting a mortgage

Once your offer has been accepted, call your financial advisor or a lender to sort out your mortgage application. At this point you will need to provide lots of paperwork showing your income and outgoings.

Instruct your solicitor who will receive a draft contract and apply for searches and raise a list of standard questions to answer, including a questionnaire asking which fixtures and fittings they intend to leave when they move out.

Your lender should arrange a surveyor to value the property within a few days of agreeing the mortgage in principle. Its valuation will be very simple but you can opt for a more in depth survey to get an idea of what problems there may be with the property.

The most expensive and comprehensive option is to ask private surveyor for a full structural survey of the building, and this is particularly worth doing if you are buying a property that is very old, has been extensively renovated or clearly needs work. It is also a good idea if you are planning to build an extension or structural changes to the building. However, a cheaper - albeit less comprehensive - homebuyer's report should highlight any major problems and is a good option in other circumstances.

A good surveyor will talk to you before the survey to find out if you have any particular concerns and afterwards to highlight and explain any issues. We can provide information on local surveyors, just ask!

    Exchange of contracts

You are happy with the survey and wish to proceed plus your solicitor or conveyancer has completed all the necessary checks you'll be asked to sign a contract legally committing you to the purchase. At this point you will need to pay a deposit for the property - usually 10% of the purchase price. At this point you will have agreed a date to complete the sale.

    Book your removals

When you know your moving date you can start organising how to get your possessions to your new home. In most case this will involve hiring a van or removal team, again we can offer you some local companies who can help. Otherwise you move your belongings yourself. Either way, you should act fast to give yourself the best chance of finding a company who is available on the specific date

    Have you bought building insurance?

At the point of exchange of contracts you should have bought building insurance. In some cases the solicitor will ask for a copy before you have formally exchanged. Your lender will expect you to have buildings insurance in place prior to completion.

This is when the property finally becomes yours. When your solicitor tells you that the sale is completed you can pick the keys up from us! This will probably be the day that you move in, unless you are having work done in advance. It is likely to be a stressful day, even if everything goes according to plan, but should feel worthwhile after your first night in your new home.

Introducing our team...
  • Introduction

Wadebridge was connected to the railway system between 1834 and 1960; the line now forms one of the major attractions of the area and arguably the most successful recreational multi use trail in the UK, the Camel Trail, an 18 mile trail from Padstow to Bodmin which follows the disused railway and can be used by walkers, cyclists and horse riders. The Camel estuary offers a wide range of water sports, including sailing, water skiing, windsurfing, surfing and kite surfing.

The Royal Cornwall Show, a large annual three-day agricultural show held at the nearby Royal Cornwall Showground every June attracts huge numbers of people throughout the country.

A bypass was introduced in 1991 to eradicate the high volumes of traffic through the town centre. Now, the main shopping street has been pedestrianised and hosts a wide variety of independent shops, wine merchants, delis and small boutiques. There is a secondary school and supermarkets.

      House sale
"The team at BOP were professional, friendly, efficient and helpful. I particularly valued the staff handling all viewings as I work full time and was quite sad to be selling my home. We were kept very well informed with progress as and when it happened. We would use the services of BOP again if we moved again."

    Testimonials from Buyers

    • Buyer Testimonial

Excellent Agent - Fantastic and friendly service
"I have never dealt with anyone better to be honest. As a buyer I needed to secure the purchase ASAP with some very tight timelines, and given this brief, the lady dealing with my case was extremely timely, friendly and totally on top of things. Always willing to make another (!) call, always willing to assist and ensure that everything was on track. I couldn't wish for anything more that that. If in future I need a property to be sold in the area I won't hesitate to use them, and I can't recommend them enough. Thank you, very much."

    • Buyer Testimonial

      Best Agent in South West
"We have recently bought a property through BO & P and now have the same property up for Let through them as well. We have been extremely pleased with their professional service on both counts and would recommend them to anyone. Communication is key when buying, selling or renting and BO & P are second to none on this count. All staff are friendly and approachable whilst remaining professional at all times."

    • Buyer Testimonial

Best estate agent we've ever used
"We have moved 7 times in the last 35 years and I can honestly say that this is the best agent we have ever used. Given that we were buying as opposed to selling we feel that we got a much better service from Bond Oxborough Phillips than we did from the estate agent we were actually paying in respect to the sale of our house. We were given regular updates by Susan Stanbury who not only chased our own agents and solicitors for information but was first to confirm when exchange took place. We never had to chase for updates or for requested information, we knew that we could rely on Susan to act in a proactive manner on our behalf at all times. Definitely a first class service!"

Purchase and Rental of our property
"Staff at Wadebridge office were very efficient and helpful when we were purchasing our property. Always returned calls if staff member was not available to speak to us at the time of calling. Very supportive during the whole process. We rented our property for 6 months after we had purchased the property and once again, staff were as helpful and supportive as they could be. In particular Mark Clements, who dealt with us, was very helpful even when we had problems with our tenant. His advice and support was very helpful as we did not live in the area at all. Also, Susan and later, Sarah at Wadebridge office were again, very helpful, supportive, efficient and kind."

"All staff helped to make our relocation to Cornwall as smooth as possible. They kept good lines of communication to ensure our short term rental as well as house move was managed efficiently. An excellent personal service that helped us feel confident about the whole process. "
