Tenancy Setup Fee (Landlords Share) - £300
- Attend your property to give you our rental valuation which will include a complete market research report
- Prepare Colour Details of the property including floorplans and advertise your property in Bond Living magazine
- Market the property on relevant property portals including Rightmove, Zoopla and our own website
- Advise you of your Legal & Safety requirements
- Carry out Accompanied Viewings
- Erect a To Let board outside your property
- Obtain Tenant Credit, ID & Immigration Checks, Tenant Employment & Landlord References
- Produce a suitable Tenancy Agreement and obtain signatures
Inventory Fee (Landlords Share based on unfurnished property):
1 bedroom - £100
2 bedrooms - £125
3 bedrooms - £150
4 bedrooms - £175
5+ bedrooms - Request Quotation
Deposit Registration Fee - Included
- Register landlord and tenant details and protect the security deposit with government-approved scheme
- Provide tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy
Additional Property Visits - £60
- To attend for specific requests such as neighbour disputes, more visits are required to monitor the tenancy, or any maintenance linked visits
Quarterly submissions of non-resident landlords' receipts to HMRC - £60
- To remit and balance the financial return to HMRC quarterly - and respond to any specific query relating to the return from the landlord or HMRC
Rent Review Fee - Included
- Review rent in accordance with market conditions and advise landlord accordingly
- Negotiate with tenant
- Instruct tenant to amend payment details as appropriate
- Update tenancy agreement to reflect any amendments
- Serve Section 13 Notice if appropriate to tenancy
Renewal Fee (Landlords Share) -
£180 for Rent Collection/Fully Managed or
£240 for Tenant Find Service
- Contract negotiation, amending and updating terms and producing revised tenancy agreement
Checkout Fee (Landlords Share) - £100
- Liaise with tenant and arrange appointment date and time for check out
- Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit
- Arrange return of deposit to relevant parties in accordance with agreement made
- Remit any disputed amount to Deposit Scheme Provider for final assessment and adjudication
- Unprotect security deposit
- Instruct contractors, obtain quotes, organise any relevant repairs
Landlord Rent Guarantee - £180 per annum
Court Attendance - £60 per hour
Gas Safety Certificate - £120
Energy Performance Certificate - £75
