    Inventory Fee (Landlords Share based on unfurnished property):

    1 bedroom - £100
    2 bedrooms - £125
    3 bedrooms - £150
    4 bedrooms - £175

    Deposit Registration Fee - Included

    • Register landlord and tenant details and protect the security deposit with government-approved scheme
    • Provide tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy

    Additional Property Visits - £60

    • To attend for specific requests such as neighbour disputes, more visits are required to monitor the tenancy, or any maintenance linked visits

    Quarterly submissions of non-resident landlords' receipts to HMRC - £60

    • To remit and balance the financial return to HMRC quarterly - and respond to any specific query relating to the return from the landlord or HMRC

    Rent Review Fee - Included

    • Review rent in accordance with market conditions and advise landlord accordingly
    • Negotiate with tenant
    • Instruct tenant to amend payment details as appropriate
    • Update tenancy agreement to reflect any amendments
    • Serve Section 13 Notice if appropriate to tenancy

    Renewal Fee (Landlords Share) -

      WHERE DO I START?

      Firstly contact our office and speak to one of our staff, at this point they will want to get to know all about you so it is a good idea to consider some of the following:

      • Which areas are you considering buying in?
      • Are there other areas you may consider but do not know as well?
      • What style of property are you looking for?
      • What are your "needs" and what is on your "wish list"?
      • How much are you prepared to spend for your "ideal home"?
      • In terms of location, accommodation and price what are you most prepared to compromise on?
      • Do you have a timescale you need to meet?
      • Do you need to sell an existing property and if so, have you put it on the market yet?
      • Do you know how much you can borrow and do you have the finances in place?

      VIEWING PROPERTIES

      As soon as we have an idea of your requirements we can begin to show you properties that are currently for sale and begin to arrange for you to view some properties.

      • We would advise seeing a good range of properties, however if you find the perfect property early on in your search, don't delay as the likelihood is that if you like it someone else probably will as well!
      • Give detailed and constructive feedback to your agent following viewings. This will help them know exactly what you need and save wasting valuable time during your search.

      MAKING AN OFFER
      • Once you have seen your dream home, contact your agent and discuss making an offer. It is important to remember at this stage that an offer is not just about the money. A good agent will ask you to provide details of:
      • Your buying position and if you are selling a property, which agent is handling your own sale.
      • Your proposed timescales
      • Any fixtures/fittings or conditions which form part of your offer
      • How you propose to fund the purchase
      • If you are arranging a mortgage then evidence that you have the required funds agreed in principal with a lender

      LEGAL PROCESS

      Once a price has been agreed, your agent will be the main point of communication between all the various parties involved in the transaction and will be there to assist wherever possible. Priorities at this stage are:

      • Instruct an established local solicitor with knowledge and experience of your chosen location
      • Instruct and pay your Independent Financial Adviser or Mortgage Broker to organise the survey.

      Once the legal work has been completed and your finances are in place you will be in a position to "exchange contracts" and agree a moving date (completion) at which point you are able to take possession of your new home.

      Graham Hughes - Director
      Graham was born and raised in Chelmsford and after moving to Brentwood for a brief period moved back to Chelmsford in the 1990's. He started working with Steve at Taylor & Co in Chelmsford in 1993 and went on become Area Manager for Taylor & Co's Essex Offices. He co-founded Bond Residential in 2010 with Steve and firmly believes customers deserve a more personal and caring approach to selling their home than the majority of estate agents are able to offer. Graham is proud to live in the local area with Helen and their three children. In his spare time he enjoys watching his beloved Liverpool (1970's Child) Graham also enjoys regular spin classes at the Gym.

      Steve Wiggins - Director 
      Steve was born in Clacton and moved to Colchester in 1995. His Estate Agency career started when he left school with an apprenticeship in a local estate agents. After 5 years he joined a large national estate agency working in Colchester and in 1997 he was promoted and began working in Chelmsford which is where he first met Graham. Steve went on to be responsible for running multi branch operations across Essex, Kent, Suffolk and Norfolk. In 2010 he teamed up with Graham once again to start Bond Residential. Steve is extremely focused on providing customers with all of the support, advice and guidance they may need when moving home. Steve still lives in Lexden with his wife Alison, their two children and two french bulldogs. He is a lifelong Ipswich Town supporter and has been a season ticket holder with his son for several years. In his spare time Steve enjoys mountain biking, zwift cycling and has a collection of Japanese Koi carp.

      Lee Mann - Director
      Lee was born and raised in Chelmsford and is very proud to call our wonderful city his home. He lives with his wife Hannah and their two sons. Lee started his estate agency career in the late 1990's and teamed up with Graham and Steve at Bradford & Bingley estate agents prior to launching Bond Residential in 2010. Lee has forged an enviable reputation within the industry for his extensive knowledge of land values and the new homes market which has seen Bond Residential sell some of Chelmsfords' most prominent new housing developments.       Matthew Rampersad - Sales Manager
      Matthew has lived in Springfield his whole life and attended Boswells High School. His sales career commenced with a prominent global telecommunications company, during which time he regularly set new sales records. Matthew was then persuaded to join an old school friend working in the estate agency industry. During this time Matthew focused on expanding his industry knowledge and studied extensively.
