    In 1925, Leslie Boyce (L.J.) opened an Independent Estate Agent's office in Fore Street, trading as L.J. Boyce & Co. In 1952 Leslie moved the Brixham office to its present position. Grandson, Mark Boyce, joined the firm in 1986. Branded to Boyce Brixham in 2005, the firm remains a "power house" of Brixham property selling and more recently property letting and management.     We offer either a Full Managed or a Find a Tenant Only Service, details of which are given below.

    Legal Fees = £48.00 due at start of Tenancy incl VAT

    Fully Managed Package = 50% of first month's rent and then 11% monthly thereafter, subject to 20% VAT

    • Providing a free valuation and advice on Legal requirements
    • Advertising of Property
    • Accompanied viewings and report to Landlord about suitable Applicants
    • Interview, Reference (Landlord, Employment/Character & Bank) and Credit Check Applicants
    • Provision of an Inventory of Condition of the Property/Contents at the start of a Tenancy
    • Advice letters to Utility Companies - Gas, water, electric and Council, with meter readings at the start and end of Tenancy
    • Regular Inspections of the property - up to 4 a year
    • Liaising with Landlords/Tenants/Contractors for completion of any necessary works/repairs and settling Invoices from Rent received.
    • Lodging of the Tenant's Deposit with the Deposit Protection Service
    • Rent collection and payment direct to Landlord, usually within 48 hours of receipt
    • Carrying out Inspection and Inventory check at the end of the Tenancy and if necessary preparing a schedule of costs relating to damage prior to the release of the Deposit
    • Arrangement of EPC and Annual Gas Safety Certificate **
    • Make any HMRC deduction and provide Tenant with NRL8 (if relevant)

    Find A Tenant Only Service = 70% of first month's rent, subject to 20% VAT

    • Providing a free valuation and advice on Legal requirements
    • Advertising of Property
    • Accompanied viewings

    Where a Landlord uses the Finders Only Service, Boyce Lettings will lodge the Tenants Security Deposit, with the Deposit Protection Service, on behalf of the Landlord and then release the same once the Landlord has carried out the Final Inspection and has authorised the repayment to the Tenant.

    At Boyce Brixham Lettings we appreciate how stressful it can be moving into a new property. Therefore, we try to make the process as smooth and as stress free as possible. We aim to keep you informed at each stage with clear and up to date information.

    References

    Once you have selected a property you would like to rent you will need to pay a Referencing Fee. This doesn't mean that the property is yours to rent, but, it is proof of your intention and commitment to proceed with the tenancy whilst your references are being processed.

    We obtain references for each adult who will be residing at the property, and they include Employment, existing and former Landlord's, covering a minimum period of 12 months, a Bank reference, independent Credit Check, and where applicable, a Guarantor's reference.

    Tenancy Agreement
    Once the references are complete and satisfactory, and the Landlord is happy with your application, an Assured Shorthold tenancy agreement will be drawn up. Prior to the commencement of your tenancy you will need to sign the legal paperwork, pay the remaining balance due, to include your First Month's Rent, Security Deposit and Legal Fees.

    Negotiation and Preparation of Tenancy Agreement

    Pet Deposit = Due at the start of the Tenancy
    If applicable, in addition to Security Deposit, figure equivalent to ½ month's rent
