    Our client managers are well placed to carry out this appraisal and will take into account the many factors that could affect your rental income. We understand that you will be looking to let your property at the best possible price to the best available tenant in the shortest time possible. In most cases we will achieve the full quoted asking price for our properties.

    · 2. Decide what Service you Require-

    One of our client managers will talk through your personal circumstances and give you guidance to help you make an informed decision on the right service level. You will find a summary of our service levels here with a more detailed breakdown in our terms of business. You should consider the fact that lots of tenants and, in particular, corporate tenants, look for fully managed properties.

    First impressions count so where possible we would recommend you keep your property clean, neutrally decorated and clutter free. Any outstanding maintenance should be taken care of at this stage.

    Our client manager will begin the process of finding the right tenant for the property by preparing the details which will include professional photographs, a description of what's on offer and a floor plan. Your property will feature in our popular GU magazine which is delivered to 72,000 local households and businesses. We will also upload the details to our website as well as the best performing web portals. All of the viewings will be accompanied by our highly trained staff who will provide you with feedback along the way. We will need clear instructions from you regarding the type of tenant you are looking for and this process will be carried out in accordance with these instructions, i.e. will you consider pets?

    · 5. Receiving and Agreeing and Offer -

    As soon as we receive an offer we will communicate all the details to you including background information on the tenant, how long they intend to stay and any other factor that could influence your decision one way or the other. We will always aim to get you the best possible price and if we have any concerns regarding the proposed tenant we will clearly highlight these for you.

    · 6. Review Tenants References -

    As soon as an offer has been agreed and the tenants have paid the referencing and administration fees, the file will be passed to our move co-ordinator who will be responsible for carrying out the referencing process. When this has been completed you will be sent a copy of the reference conclusion and we will need your instructions to proceed to the next stage, which is to collect the first months rent as well as the deposit.

    · 7. The Tenancy Agreement -

    Once we have received the tenants monies we will prepare the tenancy agreement and all of the supporting documents. The tenancy agreement will be emailed to you for your approval. Your tenants deposit will be registered with the TDS and we will send a copy of the certificate to yourself as well as the tenant. We will arrange for the tenant to come into our office to sign all of the paperwork and, to save you any inconvenience, we will sign on your behalf.

    · 8. Inventory and Condition Report -

    When the property is fully prepared for the commencement of the tenancy we will organise for an independent Inventory company to prepare an Inventory and condition report. These documents are fundamental if it becomes necessary to deduct monies from the tenants deposit at the end of the tenancy.

    · 9. Tenant's Check In -

    The Inventory clerk will meet your tenants at the property and guide them through their report. Your tenants will then be asked to sign the document, confirming their agreement. As soon as the check in occurs we will organise the transfer of any outstanding monies to yourself.

    This is the exciting part!

    The best rental properties get snapped up very quickly, so if you want to make sure you don't miss out on your dream rental we recommend you put your offer in as soon as you can. We will need you to complete our 'confirmation of offer form and tenants guide' at this stage. Once we have agreed the terms we will ask you for a non refundable reference and administration fee.

    · 4. Tenancy Agreement

    Our Move Co-ordinator will take over now. They will provide you with a copy of our standard tenancy agreement if you have not requested it previously and carry out the referencing process which we will aim to complete within 72 hours.

    These checks will include-

    • Three years' address history

    • Current landlord reference

    • Confirmation of earnings from your employer. If you are self employed we will look to obtain an accountants reference

    Once the referencing is completed we will request payment of the first months rent, deposit and check in fee (if applicable). Within 3 days of the receipt of these funds we will send you a draft of your tenancy agreement and ask you to come into the office to sign it. We will also make all of the arrangements for your check in.

    You will meet with our move co-ordinator who will talk you through all of the paperwork surrounding your tenancy. During this meeting you will sign the various documents and your move co-ordinator will sign on behalf of the landlord. You will be provided with copies of all the paperwork. The next step will be your check in!

    Daniel Pockett MARLA
    Director of Residential Lettings 

    Daniel Pockett (MARLA) is the Managing Director of Lettings, so he is responsible for our lettings and property management business as well as being actively involved in all other departments. With over 30 years in the industry, the majority of which has been spent with Bridges, Daniel enjoys nothing more than working with and developing teams that understand our company ethos and our customer's needs. As well as enjoying the challenges of his role, Daniel likes to spend as much time as possible with his family and this normally involves his passions of good food, great holidays, and plenty of time on the sea.

    Jason Jones MARLA
    Senior Manager 

    Jason Jones (MARLA) is our Senior Lettings Manager for the Bridges and Orchard Group and is ultimately responsible for running our front-end lettings teams. Jason joined Bridges in 2013 as a Letting Negotiator, with no previous experience in agency but a drive to succeed. He has proven himself as the consummate salesman, by setting new records for instructions and lets agreed year after year, his figures are both impressive and formidable to his colleagues. Jason is that rare breed that can write business as well as leading his teams, planning, and strategising our business growth. Nothing is too much trouble for Jason, you are truly in the safest of hands.

    Dean Curtis MARLA
    Manager 

    Dean Curtis (MARLA) - Is the lettings Manager for our Farnborough, Fleet and Hook teams. He is responsible for ensuring that each member of his team delivers the best possible customer service to all of our clients. Having worked in lettings since 2013 Dean has an extensive knowledge of the industry and achieved his professional ARLA qualification in 2015. Dean has lived locally his entire life across Farnborough, Frimley and Farnham and currently resides in Mytchett. When he has had the chance over the last few years, he has enjoyed travelling to all parts of the world with his wife to be Laura and enjoys his involvement running and playing for a local Sunday league football team.

    Mitch Pither is the Client Manager of our Camberley lettings office. Having worked in the property industry for some time he has gained vast knowledge of the local areas as well as a reputation for delivering exceptional customer service tailored to his client's needs. Mitch started his Bridges career in May 2021 and loves building long lasting relationships with his landlords.     Esther Nicholls MARLA
    Executive Client Manager 

    Esther Nicholls (MARLA) is an Executive Client Manager who is responsible for developing and enhancing our ongoing business relationships with clients and some of our external service providers. Esther has been an integral part of Bridges since joining us in 2007 and her current role allows her to focus on what is important to our clients by overseeing all aspects of a new tenancy for existing landlords. She has built up a fantastic rapport with customers over the years and continues to provide sound, expert advice on all aspects of the lettings services we provide. Esther spends her time outside of work looking after her family and with a new addition only a couple of months ago, she is looking forward to being a 'glam ma' to the new arrival.

With 21 years in property Ed is a man of many talents, a divergent thinker and tech whiz; always able to help solve problems.     Callum Campbell is a Senior Lettings Negotiator for the Farnborough, Fleet and Hook offices. His main responsibility is to secure 5-star tenants for our landlords. Callum has proven to be a priceless asset to the Bridges team since his arrival, performing so well as a Lettings Assistant that he earnt a promotion to Lettings Negotiator within his first six weeks. Aside from letting everything in sight, Callum is a lover of the Pride of London, Chelsea FC, as well as spending time in the gym, which he will most certainly let you know about.

    Keah Willis (MARLA) is the Senior Move Coordinator of the lettings team and has been working for Bridges since 2018 but has been in the property market for many years. Keah has just recently been promoted to the senior of the department, she deals with reporting and auditing as well moving tenants into their new home. She loves the motivation within lettings, and it drives her to give the best service possible. Keah lives in the local area and enjoys dog walks up Caesars Camp and sitting on the sofa watching a film.

    Hannah Kirby is the Move Coordinator for Farnborough, Fleet and Hook and is responsible for dealing with the move in and move out process.     Suzy Steventon Kiy (MARLA) heads up our property management department. She joined the team in March 2020 but has worked in the property management industry for the past 10 years.     Kirsty Kisko
    Property Manager 

    Kirsty Kisko is a Property Manager who looks after the Aldershot town centre portfolio. Kirsty is responsible for the tenancy and communicating with tenants and landlords from the moment of move in right up until the check out and deposit return. This includes any maintenance, compliance, and property visits throughout the tenancy. Kirsty has worked in the property market since 2005 and became a Bridges team member in 2012. Having lived in Aldershot all her life she has a great knowledge of the local area and building relationships with her clients is a top priority. Outside of work Kirsty spends her time with her young daughter and enjoys socialising with friends and trying new restaurants.

    Property Manager 

    Karen Howard is a Property Manager with a portfolio of properties in Farnborough and Frimley. Karen deals with daily enquires from both Landlords and tenants, ensuring the properties are fully compliant and being the landlord and tenants' main point of contact throughout their tenancy. Karen was welcomed into the Bridges family in April 2019 but has been in the lettings industry for over 25 years working in both Surrey and Hampshire. Karen lives locally in Mytchett with her partner, two teenage girls and her beloved pooches Summer and Autumn, and enjoys nothing more than long dog walks, socialising with friends and shopping of course.

    Cody Darch-Lucas (MARLA) is a Property Manager based in our Aldershot office, and is responsible for looking after our tenants and landlords throughout their tenancies. Cody will be responsible for the tenancy from the day the tenants move in to the end of tenancy and deposit return. Her responsibilities include carrying out regular property visits & liaising with Landlords and tenants about any issues that may arise throughout the tenancy. Cody has been with Bridges since 2014, starting as an Apprentice Administration Assistant and progressing in her career, eventually, becoming a Property Manager. Cody has always lived locally, having grown up in Aldershot and now living in Ash Vale. She enjoys time with family and friends and binge watching a new TV show when not at work.

    Saskia Blaber is the Office Coordinator in our Residential Sales office in Aldershot; however, she also covers the administration for our Hook and Basingstoke offices. She has worked within the property industry since 2018 and joined Bridges following her time as a sales/lettings negotiator. She is responsible for the marketing materials and video tours for properties coming to the market, she oversees the documents relating to the sales agreed and she supports the sales team with preparation for market appraisals and takes care of general administration tasks in office.

Before we exchanged our property was marketed on a "coming soon" basis - which meant that as soon as we were ready to proceed a tenant had looked around and confirmed within just a few days. The process of inventory, references, checking etc was completed swiftly and we were kept in the loop the whole time by the lettings team.
