    Renting out your property involves certain rules and regulations that have to be observed. If you are a new landlord, our expert team of lettings administrators will be very happy to advise you on fire and furnishing regulations, gas safety regulations and electrical safety certificates.

    Preparation

    We recommend marketing your property around 6-8 weeks in advance of when you would like your tenant to move in. This gives us plenty of time to ensure your property is promoted to as wide an audience as possible through our portals and strategic marketing techniques.

    You should also work with your dedicated lettings manager to plan a budget and decide how much to ask for the monthly rent. Take care to factor in the cost of your gas safety and Energy Performance certificates as well as inventories, CO2 and smoke alarms as well as check ins and agency commission.

    If you have current tenants, don't forget to let them know they will be receiving calls from us requesting permission for viewings.

      Buy to Let

      Before you think about looking around properties sit down with a pen and paper and write down the cost of houses you are looking at and the rent you are likely to get.

      Buy-to-let lenders typically want rent to cover 125% of the mortgage repayments and many now demanding 25% deposits, or even larger, for rates considerably above residential mortgage deals.

      Buying a property is only the first step. Will you rent it out yourself or get an agent to do so.

      Agents will charge you a management fee, but will deal with any problems and have a good network of plumbers, electricians and other workers if things go wrong.

      You can make more money by renting the property out yourself but be prepared to give up weekends and evenings on viewings, advertising and repairs.
