    Our long established residential lettings department handles a large number of properties across the South Wales area. We have a long standing policy of handling only good quality and well maintained properties which has earned us a high level of respect amongst our Landlords and Tenants alike.

    We operate a Full Management Service or a Finders Only Service, depending upon Landlords requirements and are also registered by the RICS to operate a Tenants Deposit Scheme.

    We are a member of ARLA (Association of Residential Lettings Agents), which is the UK's foremost professional body for letting agents so Landlords can be assured they will receive the best management for their property.

    As of the end of November 2016, all Agents and Landlords need to be registered and licensed (if conducting property management) in accordance with Rent Smart Wales. Brinsons are committed to complying with the Housing (Wales) Act 2014 that has been set.

How we at Brinsons look after Tenants

    We do our best to adhere to the following below;

    • We pride ourselves on ensuring that properties are of a good standard for tenants and we will advise Landlords of any work which needs to be undertaken prior to renting. We will refuse to market a rental property which is not up to standard for tenants.
    • We aim to keep tenants safe by checking that any furnishings or white goods in a rental property meet current health and safety standards.
    • Further safety issues include ensuring that relevant gas and electrical safety checks are carried out and certificates are issued.
    • We will compile a comprehensive inventory with detailed photographs. This helps to protect both our tenants and landlords from end of tenancy disputes.
    • We will draw up a legally binding tenancy agreement to protect both landlord and tenant.
    • We will safeguard a tenant's deposit by ensuring these are protected in a government-backed tenancy deposit protection scheme TDS. An assessment of the property will be undertaken at the end of the tenancy and a fair decision will be made regarding the return of the deposit.
    • Property maintenance is a big issue with tenants, and we will ensure any problems are dealt with quickly and efficiently. We use a system called Fixflo that is app based for reporting.
    • If we manage the property we will retain a sets of keys for the property and deal with any emergencies should a tenant be unable to access the property.
    • If we manage the property we will complete regular, quarterly inspections every three months of the property and report any tenant concerns back to the landlord.
    • We will explain the concept of fair wear and tear and advise tenants and landlords of any issues that need to be dealt with during or at the end of a tenancy.
    • As a tenant you will be able to visit or telephone our office during office hours; we will also provide an emergency out-of-hours service to you, the tenant.
    • We have a range of expert local tradesmen who can deal with maintenance issues promptly and efficiently on behalf of the landlord.
    • We will ensure that landlords remain legally compliant to protect our tenants.
    • We will complete the end of tenancy inspections and check out and provide tenants and landlords with a detailed written report if required.

    Marc Howells MARLA -  Lettings Manager 
    Marc started his lettings career in 2001, in the South Wales Valleys before moving across the border to England. With 18 years experience, Marc joined Brinsons in June 2020. Having worked in all markets of lettings including residential, student, commercial and block management, as well as project managed renovation, Marc is well suited for the industry. ARLA and Rent Smart Wales qualified and members of both. Marc is also a qualified personal trainer and competes in fitness physique competitions.

    Matthew Thorne - Lettings Co-ordinator
    Matthew joined Brinsons in March 2018 and brings with him over 7 years experience in Residential Lettings and management. Having previously managed a Residential Lettings department in Cardiff, Matthew has a broad understanding of the rental sector and he contributed in launching a Sales department before joining the team at Brinsons. Born and raised in Caerphilly, he has extensive local knowledge of Caerphilly and the surrounding areas. Matthew is Rent Smart Wales accredited and is close to completing his MARLA qualification.

    Trudy Bennett  -  Showroom Manager
    Trudy joined the team in March 2016, as an Administrator. Originally from Ebbw Vale, she attended Glyncoed Secondary School and continued her education at Crosskeys College. Trudy has worked within our Sales, Lettings and Commercial departments assisting with Property Management and in July 2020 Trudy was promoted to Showroom Manager. Trudy is Rent Smart Wales accredited.
