    Fully Managed Service

    For those landlords that want peace of mind but with the knowledge that your portfolio holding is in safe hands we offer a full management service at a very competitive rate.

    Key Features:

    1. Rents paid within 3 working days of receipt (subject to clear funds); Our aim is to receipt rents and pay landlords the same day.

    2. Quarterly property inspections with written reports of outcome/findings.

    3. Day to day repairs undertaken to an agreed figure, above which we seek your approval/confirmation for your complete peace of mind.

    4. We provide all our managed properties with an inventory at no extra charge, excluding properties where the management has been transferred to us during the course of tenancy and where no inventory exist. Upon re-letting such a property we will then remedy this.

    Transfer your Property or Portfolio Holding to Us

    We offer a simple, straightforward, easy, transfer option if you would like us to take over the management of your portfolio holding whether it is just one property or more.

    Key Features:

    1. Once authorised we undertake all contact, discussions, with the other agent to ensure a smooth transfer.

    2. There is no extra cost to you we will pay any termination fees charged by your agent and reclaimed over the same period to that to which they relate before our own management fee is charged. For example we will take over management of the property as soon as possible and should we pay your existing agent a two month termination fee we reclaim from you over the next two months (so that you pay no more than you would have done) and our management fee is payable from month three onwards.

    Contacting us

    Once we have received your enquiry we will try to contact you as soon as possible either via phone or by email. We may ask for some additional information about yourself such as what your working status is, how many people are within your household and whether you have any pets.

    Any additional information you can provide with your initial enquiry will help us match you to the right property.

    We recognise that you may not want to take time off work to view a property and in such cases we do offer out of hours viewings.

    Once a viewing has been arranged we will text or email you with the full address and time of the appointment, if you are unable to make the appointment and want to reschedule or cancel then please contact us.

    Holding Deposit

    If you would like to proceed with a property that you have viewed, then you will be asked to provide a holding deposit to reserve the property so that we can undergo the necessary checks, the holding deposit will usually be £300. When an applicant is accepted the holding deposit will go towards the first month's rent, security deposit and our agency fees which can be found on our website.

    We do reserve the right to continue to conduct viewings, just in case, but no further holding deposits are taken.

    Once we have received the holding deposit all persons aged 18 and over will be asked to complete an application, this can be done either online or via a paper application. The process involves an identity check, residency check, Credit Check, landlord reference (if applicable), employment/income confirmation and an affordability check.

    A household earning of 2.5x the rental amount based on contracted hours and as a gross amount before tax. Unfortunately income from zero hour contracts and bonuses are not taking into consideration.

    If a guarantor is required they will need to:

    · Have a good credit rating (no adverse credit is accepted)

    · Be a UK resident

    · Have a monthly income of 3x the monthly rental amount

    If you have any concerns we would highly recommend to discuss this with us prior to the referencing process so that we can advise accordingly.

    Right to Rent Checks

    We are required to check and take copies of all relevant documents, such as a passport to confirm that persons aged 18 and over who are moving into a property have the right to rent.     Final Balance Payment and Sign up

    Once we have received all of the final reports from the credit and referencing company we will contact you to confirm that the references have been completed, provide details for the payment of the remaining balance to be paid via BACS and to confirm the day and time for sign up at the property.

    The final balance comprises of:

    · First Month's Rent

    · Security Deposit

    · Agency Administration Fee*

    · Credit Referencing Fees*

    · Less the holding deposit paid

    Sign up at the property usually takes about an hour, all tenants will need to be present to sign their part of the agreement. During the sign up we will point out the key aspects of the tenancy agreement, go through the inventory (if provided by us), take meter readings, test any smoke and carbon monoxide detectors and provide keys.

    During the sign up we ask the that you hold off moving furniture and personal possessions into the property as this enables us to complete it quickly as possible.

    Busybee Lettings are a member of The National Approved Letting Scheme (NALS), which offers recompense to tenants and landlords of rent and deposits where monies have been misappropriated or fraudulently used.
