      Our valuations will always be supported with relevant comparable evidence of recently let properties, be wary of an agent that doesn't do the same.

      Safety Regulations

      A number of regulations govern the letting of residential properties and all landlords must comply. This legislation includes the safety of gas appliances and electrical equipment, in addition to furniture and furnishings that are included in the tenancy.

      As professional agents, under the jurisdictions of NALS (National Approved Lettings Scheme), Safe Agent and Ombudsman Scheme, we will advise you of the law, your obligations and the implications of non-compliance. We can also help you ensure your property complies with this legislation.

      Preparing Your Home To Let

      If your property is ready to market, we will arrange an immediate visit for one of our Professional Photographers, who will also create the floor plan and measurements. In order for the photographs to do your home justice make sure that all clutter is cleared away, furniture moved to maximise space, wires hidden, and that all lights are working and windows clean. Showing your home in the best light will get the best tenants through the door. Our Managers will be more than happy to offer you advice as to whether the property needs refurbishing or furniture needs to be provided.

      Marketing

      Upon receipt of signed Terms of Business, your property will immediately be uploaded to our award winning website butlerandstag.uk and the network of major property portals that we work alongside. Our social media platform is updated throughout each day, ensuring that your property reaches the widest possible audience.

      Our team of highly trained and experienced lettings consultants, will be promoting your property to our extensive database of prospective tenants and corporate contacts ensuring that viewings are booked quickly and efficiently.

      Butler & Stag are able to design a property-specific marketing campaign, maximising exposure of your property and ensuring we achieve the best possible price, on a timescale that suits you.

      Viewings

      We will accompany all prospective tenants to your property, viewings can be arranged to suit your requirements. Open six days a week and available before and after work, the opportunity to accommodate a viewing is never missed. If needs be, we are also available on Sundays via appointment only.

      Whilst we appreciate that not every landlord is comfortable with leaving us with keys, if you can, it enables us to offer tenants a more flexible service and increases our chances of finding suitable tenants quickly.

      Where possible viewings are clustered together for maximum efficiency, this prevents disruption to your daily movements and helps create desire to those viewing.

      Offer Stage

      Once an offer has been agreed with Butler & Stag and a holding deposit has been taken, we will organise comprehensive referencing for each prospective tenant through an independent regulated agency. References include personal, work, bank and previous landlord information and history. Butler & Stag will draw up the Tenancy Agreement and send this firstly out to you and then to the tenants for signing. It is during this stage that we can organise any relevant safety certificates, cleaning, an inventory and check in if they are required. Once paperwork has been completed and Butler & Stag are in receipt of all required monies from the tenants they can move in. At this stage you will need to ensure the property is ready having taken meter readings, informed energy suppliers and the council of the change of name (if we are managing, this will be carried out by ourselves).

      Move In

      On the day of move in, one of our agents or inventory clerks will meet the tenants at the property and a handover will take place. Congratulations, together we have let your property!

    • Before Choosing A Rental Property

      When viewing a new rental property, it is important to check several things.

      General Condition - Does the property require any cosmetic improvements? If yes, then ensure that you are specific and list each issue that requires attention when making your offer. This should include walls/rooms that require painting, carpets that need replacing, loose door handles that need tightening.

      Furniture - If the property is furnished, is the furniture of a suitable standard? does it require cleaning/fixing? and does each item carry the relevant fire safety label?

      Utilities - Check the gas, water and electricity meters for payment methods. Turn on the water to check the pressure, is it strong enough?

      Heating - What type of heating does the property have and is it sufficient enough to heat the entire property? Gas, central heating is most cost effective but uncommon in modern properties, which retain heat more efficiently. If it's gas, an annual inspection should be carried out (by law) by a Gas Safe registered engineer. Ask to see the certificate!

      Security - Are the doors and windows secure, and do they open and close properly? Are there burglar and smoke alarms and are both in working order?

      Outside - If there is a garden or communal areas, ask who is responsible for the upkeep.

      Cleaning; Does the property require a professional clean, don't expect this to be carried out of you haven't requested it.

      NB. NB. Make sure that your offer and its terms are accepted in writing by the Landlord(s) or their agents before proceeding. Agree a date before move in to go back to the property and ensure all works are complete, delay the move in date if they are not.

      What Happens Next

      Butler & Stag will prepare the Tenancy. You will be contacted by one of our Lettings Administrators who will assist you through to move in.

      References; Butler & Stag use a professional referencing company to carry out full references for each tenant that will be living in the property. You should expect to receive an email from our referencing company, containing a link for you to follow and complete relevant information about yourself. Credit checks, previous rental history and employment status' will all be checked.

      Tenancy Agreement (TA); Butler & Stag will produce the tenancy agreement which is a legal binding contract between you as the Tenant(s) and the Landlord(s). It will detail the responsibilities and rights of both the Tenant(s) and Landlord(s). Please ensure you read through the TA, thoroughly ensuring that you are happy with all of its content.

      Payment; Before your move in can take place, we require cleared funds in our bank account for all associated costs for your rental. This will include the agreed amount of rent paid in advance (usually one, six or twelve months), a damage deposit (usually the equivalent of six weeks rent) and any fees being charge by Butler & Stag.

      Inventory/Check In; This is a full and detailed report providing evidence of the exact cosmetic state of the property and its contents upon move in. Whether you are meeting an Inventory Clerk at the property or receiving the Inventory separately, please ensure that you check the report thoroughly before signing.

      Move In; We can meet you at the property or in the office to handover the keys and wish you well in your new home. We will arrange standing order payments for your rental payments and inform you of who is responsible for day to day management.

      Getting your home market ready
      That old cliché - first impressions count - has never been truer than when it comes to selling your home, which is why getting your property ready for market is crucial if you want to secure a quick sale. Kerb appeal is always high on buyer wish lists so it's important to make the front of your property as attractive as possible. Removing unappealing objects such as waste and recycling bins, mowing the lawn, jet-washing the driveway and cleaning windows should all be on your to do list. You might even want to consider giving the front door a fresh lick of paint. Similarly, it will pay to cast a critical eye over the inside. A good de-cluttering will always help, as will undertaking all those niggling DIY jobs you've been meaning to do for ages.

      Organising a valuation
      When you're ready to sell your home, the first thing you need to do is learn how much your current property is worth. To do this you need to organise a valuation with a good local estate agent who will decide on a fair asking price based on different factors such as location, size, condition etc. Good comparable evidence and an understanding of the target audience should also support the valuation. At Butler & Stag, if we think you could increase the value or saleability of your home by making certain changes, then we will tell you - it could be as simple as sprucing up the garden or replacing cupboard doors in a dated kitchen. It can be tempting to blindly choose the estate agent who's given you the highest valuation; after all, you want the best price for your home! But if a property is priced too high for the market, it won't sell. If a home remains on the market for an extended period of time, buyers might start to think there's something wrong with it, and the more likely you are to have to drop the price.

      Selling through an estate agent
      Choosing to sell your property through an estate agent, as opposed to privately, will not only reduce stress levels but also help you avoid big risks. At Butler & Stag, we bring a wealth of knowledge, experience and expertise to the process of selling, from the initial valuation right through to completion, with our friendly team on hand to guide and advise you every step of the way. Keeping the sale on track and acting as a safety net if something does go wrong, is all part of the service because we know that selling your home is probably one of the biggest transactions you will ever deal with in life and that achieving your desired result is vital.

      Marketing the property

      The marketing of your property is the next stage in the process, which at Butler & Stag includes the following component parts:

      • Internet marketing through such portals as Rightmove and On the Market, as well as our own bespoke website.

      Prior to viewings, the Butler & Stag sales team will preview the property to ensure everyone involved knows exactly what's on offer and can speak to potential buyers with knowledge and confidence.

      Accepting viewings
      Marketing material complete and your property now live, the viewing process can begin in earnest. We will accompany each viewing and while you are welcome to be present, we suggest you leave the prospective buyer to wander freely with us while making them aware that you're available to answer questions if necessary (we do, however, provide a seller's questionnaire form which asks you questions buyers may raise before, during or after viewings). At the end of a viewing we will give you honest feedback. Please don't take this personally, but rather see it as an opportunity to make changes and/or adjustments.

      Considering offers

      When it comes to negotiating an offer, we as your estate agent, will handle the process, going back and forth until a bid is hopefully accepted. This may not always be the highest one, however, especially if you have more than one offer and one of the prospective buyers is cash or perhaps chain free. A mortgage Agreement in Principle or the ability to work to your preferred timescales can also swing a sale.

      It's important to us that a seller never feels pressured or forced into accepting an offer, and it's worth remembering that as your estate agent, we are acting on your behalf, not the buyer's. We will therefore work with you to ensure you get the best possible price from someone in the best possible position for you. Once we have both sets of solicitors in place, we send out a Memorandum of Sale to all parties involved, detailing the agreement and enabling the solicitors to make contact.

      Conveyancing and survey
      Once the solicitors begin the conveyancing process, your buyer will be required to get a survey on behalf of their mortgage lender (unless a cash buyer of course), which could be just a basic mortgage valuation, a more detailed Homebuyers Report, or depending on the type of property you're selling, an extensive building survey. Providing the survey shows the property is a suitable purchase at the agreed price, then the mortgage offer will be honoured. If there are any concerns about the initial report, for example damp or gas safety, the buyer may choose to get further independent surveys. We would suggest, however, that if you suspect there could be a potential issue with your property you get it surveyed before going to market as this information can then be shared with a future purchaser, potentially saving time and renegotiations further down the line.

      Exchanging contracts

      Conveyancing complete and your buyer's mortgage offer agreed, now contracts can finally be exchanged. Before exchange, however, your purchaser will need to lodge their deposit (usually ten per cent of the purchase price) and a completion date needs to be agreed with everyone in the chain, after which the transaction becomes legal and binding for both parties.

      Completion

      The big day has arrived and it's time to load up the removal van, that's if you haven't done so already. Before that, however, your buyer's solicitor must transfer the remaining amount due on the purchase price. Once your solicitor has received monies outstanding then that's it - completion has taken place. This will be confirmed via a phone call to both you and us, after which we will arrange for the new owner to collect the keys. Completion monies will be transferred to you, usually minus your solicitor and estate agent fees.

      Working out your finances

      The prospect of purchasing a property is undoubtedly exciting, but before you dive headlong into a search and start lining up viewings, it's a good idea to check your finances first to work out exactly what you can afford. A solid initial step is to speak to one of our recommended mortgage brokers to find out how much you could borrow and get an Agreement in Principle (AIP). This will enable you to begin your property search with confidence and a budget in mind. In addition, having this document gives credibility to you as a buyer as it shows you've done your homework.

      Starting your search

      Okay, it's search time and the big property portals (Rightmove, Zoopla and PrimeLocation being the top three) are most prospective buyers' first port of call. But if you want to get ahead of the game, why not register for our property email alerts where we'll inform you about any new property that meets your criteria the moment it comes to market. As soon as you see something you like, simply contact us to arrange a viewing. We're happy to drive you to and from appointments and should you have any questions or need advice, we'll be on hand to help.

      Making an offer

      You've seen the home of your dreams so the next step is to make an offer. We will put forward your offer in the best possible light, however an Agreement in Principal along with proof of deposit will also further your cause, showing the seller that you are a serious proposition. This could work to your advantage, especially if there are other interested parties. In conjunction with the offer, it's not uncommon to list any special conditions or items you would like included, although there is no legal obligation to do so at this stage.

      Agreeing the offer
      Now's the time to employ the services of a good solicitor who's role will be vital in ensuring a smooth transaction. If you know one with glowing references, then great, but if not, we know plenty that specialise in conveyancing that we'd be delighted to recommend. Once you have a solicitor in place, we will write to confirm the sale both to you and them, thus enabling the solicitor to start the conveyancing process.

      Conveyancing and survey

      The conveyancing process undertaken by your solicitor will ultimately ensure that you have purchased the property legally and that all funds are successfully transferred to the seller's solicitor. However, before reaching this point, your solicitor will need to do the following, all of which we are happy to facilitate where ever possible:

      • Once they have received the draft contract from the seller's solicitor, they will order property searches that provide detailed information on planning, draining and environmental issues.
      • Your solicitor will alert you to specific enquiries in the contract and raise them with the seller's solicitor.
      • A completion date will be negotiated by your solicitor, which must be agreed on by all parties before a formal exchange of contracts can be arranged.

      In addition to the conveyancing, you will need to arrange a survey via your mortgage lender. There are three types of survey offered, the most basic being a mortgage valuation, which is a report prepared after a brief inspection of the property to help confirm its value and is solely for the benefit of the mortgage lender. A Homebuyers Report is a more detailed survey intended to inform you, the buyer, on the soundness or otherwise of the property, and whether it is a suitable purchase at the price agreed. Much more extensive (and expensive) by far is a building survey and is usually required when a full assessment of the property is needed and is highly advisable for older properties or large or unusual buildings. If you are unsure which type of survey to opt for, we are always on hand to advise. On completion of the survey, a mortgage offer will usually follow.

      Exchanging contracts

      Once you have your mortgage offer and your solicitor is happy that all the i's have been dotted and the t's crossed, then the contract will be sent to you for signing. We recommend returning the contract to your solicitor by recorded delivery. At the same time, your deposit needs to be transferred and the money cleared in your seller's solicitor's account before your solicitor can exchange contracts with the seller's solicitor. Last but not least before exchange can take place, a completion date needs to be agreed with everyone in the chain. We are well placed to mediate this, should the need arise. Finally, contracts will be exchanged and the transaction finally becomes legal and binding.

      Completion

      Excitement can be tinged with nerves at this stage in the proceedings, but rest assured it's extremely rare for a sale to fall through between exchange and completion. Meanwhile, your solicitor will receive a transfer of completion monies from the mortgage lender and if there's shortfall in funds that is to be made up from savings, then this must be transferred by you. On the morning of completion, your solicitor will transfer the full amount to the seller's solicitor, who will then contact us to confirm completion. Now the keys can be released and we will call you to arrange collection. Congratulations, you're now the proud owner of a new home! Now, time to start unpacking those boxes...
