    Where do I start?

    The first step is to locate suitable properties and arrange some viewings. Use our 'Property Search' to view current availability.

    You can be assured of a warm welcome at any of our offices and, as 'The Region's Leading Letting Agent', you will have plenty of choice when looking for a suitable property.

    What happens once I've seen a property that I like?

    It is important that you contact the relevant office of CGT Lettings as soon as possible in order to register your interest in a particular property.

    A non-refundable administration fee, listed below, is required to reserve a property, subject to contract.

    The administration fee must be paid in cleared funds, i.e. debit card, *credit card (*subject to surcharge) or bankers draft.

    Please note that if the tenancy does not proceed due to any of the following circumstances the administration fee will not be refunded;

    1) Where you or any proposed joint tenant change your mind and withdraw after references have been sought and/or documents prepared and/or preparations for the tenancy put in hand.

    2) Where the tenancy does not commence within one calendar month of payment of the holding fee because of any action by you (as the property may be taken off the market there will be no possibility of finding another tenant during this period).

    3) Where you or any proposed joint tenant fail the credit check or we do not receive favourable references from one of your previous landlords.

    4) Where your references show that you have given misleading or incorrect information which cannot be construed as a mistake.

    It is important to point out that payment of the non-refundable administration fee does not oblige the landlord to let the property, or any other property, to you and it does not commit the landlord to granting a tenancy or constitute an offer of a tenancy. No interest is payable on the administration fee. The administration fee is fully refundable if the landlord decides not to enter into the tenancy for personal reasons.

    What references are required, and what will I need to provide?

    References are always required and are obtained through LetRisks referencing agency. It should be appreciated that no tenancy will be granted until satisfactory references have been received and approved.

    Each person relating to the tenancy will be required to fill in a reference form.

    Additionally, and depending on your personal circumstances, the following will also be required;

    Identification

    All applicants, including guarantors (where applicable), will be required to provide a current Passport or Birth Certificate in combination with a National Insurance Number and photographic identification which can include a Driving Licence or National Identity Card. Non EU applicants will be required to provide a copy of their Biometric Residence Permit or current Visa, together with their Passport containing a UK immigration stamp.     The company was formed 30 years ago by David & Paula Baldwin. The office is managed by Tammy Powell, assisted by Sarah Broughton, Lettings Negotiator. They are a very committed team managing over 125 rental properties.

    About Stroud

    Stroud, standing at the western edge of the Cotswolds, grew up on steep slopes at the junction of five tributaries of the River Severn. The busy market town has retained its character despite considerable industrialisation in the late 18th and 19th century.

    At the height of the textile industry there were over 150 woollen mills in the valleys centred around the town. Today many light industries have replaced these mills and Stroud continues to thrive. The High Street is colourful and surprisingly cosmopolitan.

    Stroud is now the home to one of the largest concentrations of artists and craftsmen in the country and many alternative health practitioners have also been attracted here. One of the many galleries is the Rope Store Studio Gallery in 'The Shambles' off the High Street.

    Today visitors come to Stroud to enjoy the beautiful landscape of the surrounding hills (made famous by Laurie Lee in 'Cider with Rosie), explore the history of its textile mills and visit the small individual shops, galleries and workshops.

    A new tourist attraction is the Museum in the Park, a new family-friendly museum located in Strafford Park. Near the town stands Woodchester Mansion, an unfinished architectural masterpiece.

    Born and raised in Stroud, Tammy has worked in property all of her adult life since finishing University in Cardiff and prides herself on excellent customer service, honesty and professionalism. Tammy lives with her husband Nathan and 2 children Finley & Elsie The whole family are keen rugby players for Minchinhampton Rugby Club and supporters of both Gloucester and England enjoying many a match at Kingsholm and of course Twickenham. When not on the rugby field they enjoy family walks along the Stroud water canal and in the summer months enjoy time up on the common indulging in the local Winstones ice creams on offer or a family meal in one the excellent local pubs The Ragged Cot or The Bowbridge Arms are personal favourites.

    A local girl born and bred Sarah has spent the last 10 years working in Property Sales, having made the transition to lettings mid 2017 Sarah is enjoying the quicker paced environment and studying hard for the ARLA Level 3 qualification. Sarah has two boys Zack and Joe and keeps active running, going to the gym as well as enjoying cycling along the many tracks and canal paths Stroud has to offer. Sarah enjoys meals out with her boys and partner Russell.
