    Tenant Fees (England & Wales)

    For tenancies entered into before 1st June 2019, please contact your local office for details of the tenant fees applicable.

    For tenancies beginning on or after the 1st June 2019, you will receive a copy of our Tenant Terms of Business which, together with your tenancy Agreement, details everything which will become payable before, during and after the tenancy. This will include confirmation of the agreed rent and the deposit.

    Below is a list of our current permitted payments:

    • Holding deposit (per tenancy). Equal to one week's rent.

    This reserves the property whilst your application is being processed. Please Note: your holding deposit will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

    • Security deposit (per tenancy, if the rent is under £50,000 per year). Five weeks' rent.
    • Security deposit (per tenancy, if the rent equals or exceeds £50,000 per year). Six weeks' rent.
    • Unpaid rent

    Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

    • Lost key(s) or other security device(s).

    Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

    • Variation of contract at the tenants request; £50 (inc. VAT) per agreed variation.
    • Change of sharer at the tenant's request £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher.

    To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

    • Early termination (at the tenants request):

    If the tenant applies to leave their contract early, they will be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will not exceed the maximum amount of rent outstanding on the tenancy.

      Bradley Stoke as an area was planned and created in the 1970s and 1980s as a residential hub for the employees of large businesses in the area such as Rolls-Royce and the Ministry of Defence. For areas richer in history, look at Stoke Gifford whose roots can be traced back to 1085, or the ancient market town of Thornbury with its 16th century castle that now functions as a hotel, or the pretty hillside village of Winterbourne.

      Our office opened its doors to the residents of Bradley Stoke and the surrounding areas in February 2006 and have been thriving ever since. Here at CJ Hole we feel that our role as an established estate agent is more than just selling houses, we see ourselves as an important part of the local community. Despite doing an innumerable amount of viewings they approached every viewing I saw with enthusiasm and complete professionalism. All the staff I dealt with we're excellent. It was very rare for me to have to chase anyone - they did what they said they would. They were hugely proactive and always seemed to generate plenty of viewings - something which a competitor was completely unable to do. Unlike that same competitor I felt their judgment was sound and always gave me very good advice regarding marketing, pricing etc I felt that the advice I was given at every stage was given with my best interests and my wishes in mind. There was no hint of self interest - obviously they wanted to sell it but I never felt they would compromise my interests to get the sale and get their fee. I would not hesitate to recommend the team at this branch.

Even though I was the one who decided the first buyers terms were unreasonable, and I was the one who decided to pull out of the sale, everyone in the office was very understanding. I felt awkward as they had done their job in finding the buyer but they made me feel comfortable with my decision and worked hard to find me another buyer.         Dealt with CJ hole when buying my first home. The girl who showed us round the properties was not pushy and let us get on with it.         I'd definitely recommend them

        I was impressed that CJ Hole kept me informed throughout the home-buying process; my solicitor often posted documents to me with no indication that they had been sent and so there was a few days delay in correspondence, whereas Sam often emailed unprompted with extra information about how things were progressing. She was also able to arrange with the seller additional access to the property's garage the weekend before the completion date in order for me to move some furniture in advance. This was extremely helpful in the circumstances. Sam and the other staff were also very friendly in their communications in contrast to both my solicitors and other estate agents I've used. Hence in summary, I'd definitely recommend them and would use them in future myself.
