We have an out of hours services for emergencies giving you total peace of mind.

    You know how much time you can spend dealing with your tenant's telephone calls and requests, which can often lead to obtaining varying quotes and resulting works. Our Property Management service relieves you of the commitment to being a full time Landlord. We take the stress and hassle away from you.

    Please be aware your tenancy may be subject to any of the following fees.

    The following information is given for your guidance and contains all relevant requirements expected from prospective tenants should you wish to proceed with renting a property with Cedar Estates.

    RESERVATION FEE

    The equivalent of one weeks' rent will be held by Cedar Estates until the commencement of the Tenancy; this fee is non-refundable in the event that the applicant(s) do not proceed with the Tenancy. When the Tenancy proceeds the reservation fee will be offset against the 'moving in monies' due to be paid in cleared funds. Should you offer be rejected by the Landlord, any monies paid will become fully refundable (less any bank charges, if applicable) once we are in receipt of cleared funds.

    LOST SECURITY ITEMS (£15.00 INCL. VAT) PER HOUR + ACTUAL COSTS - Obtaining necessary permissions, sourcing providers, and travel costs

    OUT OF HOURS SERVICES from 6:30pm to 10pm (£156.00 INCL. VAT) PER HOUR + ACTUAL COSTS and from 10pm to 9am (£216.00 INCL. VAT) PER HOUR - Where actions of the tenant result in the agent (or nominated contractor) being obligated to attend to the property

    FALSE EMERGENCIES from 6:30pm to 10pm (£156.00 INCL. VAT) PER HOUR + ACTUAL COSTS and from 10pm to 9am (£216.00 INCL. VAT) PER HOUR - Where a tenant calls the emergency line and it is not an emergency matter

    UNPAID RENT/RETURNED PAYMENT - Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue nonpayment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

    END OF TENANCY CLEAN - Whilst you are not obligated to paying for a professional clean at the end of the Tenancy Agreement, you must
    return the property in the same state of cleanliness that you took occupation of the property in. We can provide you with contact details of an experienced team of cleaning contractors who can undertake all aspects of property cleaning. Please advise us if you require estimates for cleaning during any time throughout the
    Tenancy.

    CHANGE OF SHARER (£50 (INCL. VAT) - per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated
    with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

    AMENDMENT FEE (£50 INCL. VAT) - To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new
    legal documents.

    EARLY TERMINATION (TENANT'S REQUEST): Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting
    the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
