Only once these checks are satisfactory, can we then recommend the tenants to you.

    Once we have selected a tenant it is very important that all the required paperwork is prepared correctly. We keep up to date with all the latest legislation and not only will we produce a tenancy agreement we will also ensure that all the supporting documentation such as deposit certification and protection, standing orders, prescribed information and more is completed.

    Signing the tenancy

    On the commencement day of the tenancy we will ensure that the tenant signs all relevant forms, that all payments have gone through and that all legal requirements have been completed. If we fully manage the property an Inventory or Schedule of Condition is carefully completed and supplied to the tenant - vitally important in ensuring that your property is fully protected during the tenancy (we can also provide these if you are only using our Introductory Only service - please call for a quotation).

    A smooth running tenancy

    If you are using our fully managed service - just relax and we will take care of everything for you. We have a dedicated team all working to ensure the smooth running of your tenancy. We will ensure the safety of your tenant and legal compliance, make the rental payments, send monthly statements and chase any late payments. We will routinely inspect the property to ensure the tenants are maintaining your property to satisfactory standards and of course we will deal with the final check out inspection and deposit refunds when your tenants vacate.

    When do you sign and what do you pay?

    Once acceptable references have been received and approved, a date will be agreed for the commencement of your tenancy. It is essential that you sign the Tenancy Agreement and pay the 'initial money' in advance of this date.

    The Initial Money consists of :-
    *First month's rent in advance
    *Security Deposit - One and a half months rent

    The 'initial money' will be detailed in writing and must be paid by direct bank transfer.

    Inventory and Schedule of Condition

    An Inventory and Schedule of Condition of the property, its contents, furniture, fittings and effects will normally have been prepared. 

    You will have an opportunity in the first week of your  tenancy  to make any additional notes or comments about the condition of the house.  It is important that you take care in agreeing the Inventory at this stage as it will form the basis of any claim for damages, by your landlord, at the end of the tenancy. 

    At the end of tenancy the Inventory and Schedule of Condition will be cross checked for any differences in the property.

    Rental Payments

    All rent is payable in advance by standing order. Please note that all standing order payments should be made 3 days prior to your rent due date to allow for clearance.

    Tenant's Obligations

    You should be aware that responsibility for the property rests with the tenant during any tenancy. It is particularly important that any gas or electrical problems are reported immediately and the property is fully secured when you leave it unattended at any time. 

    During the winter months, necessary steps must be taken to prevent the freezing of the water and heating systems.

    In leasehold properties, mainly flats and maisonettes, the tenant will be bound by the rules and regulations affecting all residents within the block contained in the head lease.
