    • Completing reference and credit checks on prospective tenants

    • Preparing and checking a full inventory, taking meter readings at the move in and informing the relevant service providers and authorities - If instructed
    • Collecting initial rent payment
    • Administering the tenant's check-in

    • Preparing a statement of account and forwarding monies due (or requesting payment.)
    • Collecting the deposit, and transferring the money to the tenancy Deposit Scheme of your choice. Deposit monies must be transferred within 30 days of the start of the tenancy

    SILVER SERVICE - Rent Collection Service

    As for Let Only Service, plus....

    • Collecting the deposit, and registering it with The Dispute Service. The deposit will be held in our client bank account
    • Invoicing the tenant, collecting the rent, and paying to the landlord (net of commission and other charges) on a monthly basis
    • Preparing and forwarding monthly and annual tax statements to the landlord by email
    • Review rent annually
    • Arranging annual gas safety certificate
    • Negotiate tenancy renewal or termination
    Please note that this service does not include property inspections, coordinating maintenance and repairs or overseeing the termination of the tenancy with a final inspection. These can be provided, but will be charged separately, please refer to our Scale of Charges for further details.

    GOLD SERVICE - Fully Managed Service

    As for Let Only Service and Rent Collection Service, plus....

    • Carrying out THREE inspection visits each year and reporting to the landlord
    • Liaising with the landlord and the tenant to authorise and arrange repairs and maintenance
    • Out of hours emergency contact for tenants
    • Preparing and forwarding monthly and annual tax statements to the landlord by email
    • Overseeing the termination of the tenancy, completing a final inspection of the property including deposit deduction negotiation if necessary, arranging final meter readings, and informing the relevant service providers and authorities.

    We use an external, professional referencing agency who carry out certain checks on our tenants based on the information they supply and then provide us, the agent, with a detailed suitability report. This report is designed to assess and reassure the agent and the landlord of a tenant's suitability to the property they are applying for. These checks include a credit check, landlord reference and employment checks

    A tenants reference report may come back saying they need a Guarantor. It is important when you ask someone to stand as a Guarantor that they understand that they are legally liable for the rent, arrears and dilapidations caused during this tenancy, before they enter into the referencing process.


    Fees required before moving in.

    Referencing fee (Non-refundable)

    For up to 2 people to be referenced - £250.00

    Additional referencing for anyone over 18 - £75.00 Per Person

    Guarantor Referencing and preparation of Guarantor Agreement - £75.00

    Balance of monies required 48 hours before occupancy

    First month's rent in advance

    6 weeks rent for Deposit (this can vary)

    Preparation of Tenancy Agreement and registration of deposit - £100.00

    Preparation of Inventory and Schedule of Condition Report - £120.00
