     We manage and/or let over £60,000,000 worth of landlord clients properties in-house, minimising the hassle and maximising the return on their property investment. Our landlords rarely lose out to lengthy void periods between lettings. Our clients money is bonded under RICS rules.

    We encourage landlords to employ our full management service, not only to ensure they are compliant with their statutory obligations, but also to have us inspect their investment property at least twice annually to monitor and report on property condition, arrange any remedial works that may be required and ensure the tenant is happy - a happy tenant is a good tenant!

    We assist tenants to find high quality property, increasingly with proper in-house management, to meet their needs. Our tenants have a direct point of contact with us, and do not have to travel to distant towns to sign up or communicate.

    We engage approved and insured contractors for maintenance, and recommend our landlord and tenant clients contact FCC Paragon with their insurance requirements.

Tenants Guide to Renting

    This would be to find a property you wish to rent, we let all types of properties from studio apartments and cottages to modern family homes and large country houses.

    Our knowledgeable team will show you around the property and provide you with a wealth of information about not only the property itself, but the area in which it is situated.  We present you with a viewing pack which covers information on all aspects of the let.

    Ready to Proceed

    Once you have made the decision to take the tenancy and the landlord is agreeable to the let, we would require you to transfer to us your Tenants Administration Fee of £225 inc VAT per tenant.

    Referencing

    We register details of the proposed tenancy with our referencing company FCC Paragon and you will then receive an email from them requesting you complete the reference form online.

    You will also be required to bring into our office your original passport (if you have one) or alternative documents so a Right to Rent check can be carried out, along with proof of residency dated within the last 3 months.

    Confirmation of the tenancy

    Once the referencing has been completed we will write to you confirming the tenancy, enclosing a draft copy of the tenancy agreement and supporting documents for your perusal.  This will include details of when the 1st months rent and deposit need to be paid to us and how.

    An appointment will be made for you to attend our offices to sign the tenancy agreement.

    Check In

    If we are managing the property for the landlord Richard Griffiths from Jade Inventories Ltd will meet you at the property to go through the inventory and state & condition report with you and explain how everything works.  Richard will also take the meter readings for the utilities who we will contact and provide with said meter readings, he will then hand over the keys.  There is a check in fee for this service, payable directly to Jade Inventories Ltd and you will be advised of this fee at the viewing appointment.

    If we are not managing the property for the landlord, then the landlord will go with you to the property to check you in.

    Reporting problems once you have moved in

    If we are managing the property you simply call us on the office number, if within working hours or on our 24 hour emergency hotline if out of hours.  We will liaise with your landlord and aim to fix any issues in a timely manner.

    If we are not managing the property then you must contact your landlord direct.   Your landlord's contact details will be included in the tenancy agreement.

    Now in her third year with Country Property Lettings, Yazmin who has a degree in Sociology, has proven herself as an important part of the team, as she now has a big hand in the day to day running of our lettings department. She goes to her local fitness gym - for fun - and loves Japanese language and culture as she has lived there for the majority of her life, not to mention the food! When she is not at the gym or work Yazmin is a music lover and enjoys going to gigs.
