    PROPERTY MAINTENANCE

    Maintenance Manager, Rebecca O'Hare is your first point of contact at Crofts for any property maintenance issues.

    For any faults, tenants are initially directed to our online portal, which allows reactive repair reporting 24 hours a day. If it's deemed that the problem needs professional repair we use only highly-qualified trades personnel from our bank of trusted suppliers.

    Our maintenance team can operate a 'Spend-Limit' policy, meaning we consult you if any repair costs exceed an agreed amount (say £100).

    This figure is agreed with you before we commence management of the property.

    We are mindful that we are responsible for your property - and endeavour to work in a clear and transparent manner at all times.

    FULL MANAGEMENT PACKAGE:

    We will find, reference and qualify the tenants and go on to collect all rents, safeguard deposits and co-ordinate the maintenance of your property using our reliable and professional team of local tradesmen. We prepare and hold a full inventory of your property and any contents - both written and photographic.

    During the tenancy we carry out regular internal and external inspections of your property - the first one after month three, then month six, then six monthly thereafter.

    We will prepare an Assured Shorthold Tenancy Agreement to protect your investment, usually running for six months at a time.

    • Our comprehensive management fee is charged at 12% inc. VAT of the monthly rental for the duration of the tenancy agreement.

    • Each time your property becomes vacant, we charge £240 inc. VAT for re-letting of the property. This includes the marketing of your property, sourcing a new tenant, referencing of any prospective tenant(s), and also generating all paperwork to ensure compliance including deposit lodgement.

    We conduct a full written and photographic inventory which is compiled by a third party professional company. The quality of the inventory usually allows for retentions to be made from a deposit should this be required. The cost of this inventory is £60 inc. VAT.

    TENANT-FIND ONLY SERVICE:

    We will find, reference and credit-check potential tenants and, after collecting the first month's rent and deposit, completing the inventory and organising tenancy agreements, we then hand the management and all future rental collections back to you, the landlord.

    • Our Tenant-find-only service is charged at 90% inc. VAT of the first month's rent.

    Tenants - Choosing the right agent to let through is as important as finding the right property.

    At Crofts all tenants will be treated equally and given clear and exact information about how to apply and what to expect through the whole letting process. Viewings may be conducted in a group/block booking or singularly but only one application is ever taken at a time. If a landlord requests multiple applications then refunds would be made for any unsuccessful appllicants.

    When applying we expect a full and complete disclosure of any relevant information that we require to process your application -  any withholding of information is not acceptable and will not help with your application. Tenants will be credit checked and references will be applied for from any person put forward as so, including Landlord, employer, guarantor or next of kin etc

    A reasonable and affordable fee will be applicable for any person aged over eighteen applying on any property.

    We aim to turn around applications within one to two weeks of their submissio, providing that all information is provided in the first instance.

    EFFICIENT MAINTENANCE REPORTING:

    At Crofts Lettings, we use Fixflo - a state-of-the-art online app to ensure tenants can report any maintenance issues as soon as they occur. This helps us arrange for relevant trades to visit as soon as possible - thereby resolving the problem before it potentially turns into something more costly.

    Tenants are invited to report their property problems through our app and upload any photos or notes about the problem. From there, Crofts can advise on possible fixes or call out trades should the issue warrant professional help. Any issue requiring more than the agreed landlord maintenance spend limit will be cleared with the landlord prior to any work being carried out.

    Vastly experienced in property having managed a personal portfolio for over 17 years, Gary is qualified with the NFOPP Technical Award and is an Associate member of The Guild of Professional Estate Agents. Gary opened Crofts in 2006 and has built it into one of N.E.Lincolnshires leading Agents. Constantly embracing new technology Gary is striving to achieve a service and sales performance of the very highest level.

    Having graduated with a BSC (Hons) in Sports Therapy, David chose a different career path following university. He has most recently worked in Manchester as a Sales & Lettings Negotiator and as a result joined Crofts with two and a half years' experience in the property industry. Experienced in both selling and letting property, David prides himself on his customer service skills, and believes that the key to being a great Estate Agent lies with the service provided - a trait he has brought to our Lettings Team.

    Belle originally joined us as a Business Administration Apprentice in our Lettings department.
