Administration Fees & Holding Deposits
When you have decided upon a property and wish to proceed you will be required to lodge with us a holding deposit (normally the equivalent of one month's rent) to secure the property and a non-refundable administration fee which will enable us to proceed with referencing. In the event of failed referencing or the tenant wishing to withdraw, the holding deposit may be forfeited as the landlord will have experienced a protracted void period as a result.
Should the landlord decide against taking a tenant despite successful referencing, then holding deposit monies will be refunded in full.
Tenant Referencing
On receipt of the administration fee and holding deposit each named tenant will be required to complete an application form from which the information will be supplied to a referencing agency who will substantiate your suitability as a tenant. The information required will include your employment history (certified accounts if you are self-employed), current and previous landlord details, disclosure of any detrimental credit and your personal details. You will also be required to supply ID and proof of current address. If you do not hold a British Passport then we will need evidence of permission to work or live in the UK.
If the referencing agency indicates a guarantor is required due to a low income to rent ratio, a broken employment record, or insufficient employment history, you must provide a suitable person who is prepared to undertake the obligation of guarantor to ensure your eligibility for a tenancy. In this event the guarantor must complete the appropriate application form and a further administration charge will be incurred. If you are unable to provide or the proposed guarantor fails referencing this will constitute a failed reference.
Please note we are unable to proceed with a tenancy should referencing fail.
Following the satisfactory conclusion of referencing an appointment will be made for you to sign the contract, make your initial rent payment and collect the keys to your new property. If a guarantor is involved with the tenancy he/she needs to attend with you at the contract signing.
At this point the holding deposit will be transferred to a damages deposit on the property and you will be issued with a certificate confirming that your deposit is protected in accordance with the Tenant Deposit Protection Scheme.
We recommend that you allow up to one hour for the process of signing contracts and we would respectively request that you arrive at the specified time to avoid any delay.
Please note that administration fees, deposits and initial rent payments must be made in cleared funds, i.e. cash or banker's draft as we are unable to release keys unless all due payments have been received by us in full. Following your initial payment of administration fees, deposit and initial rent, all subsequent payments must be made by standing order.
Tenancy Agreement
Our standard assured shorthold tenancy agreement is for a minimum period of 6 months unless otherwise agreed. The contract continues thereafter and remains binding until either party gives the statutory written notice, i.e. one month from tenant to landlord and 2 months from landlord to tenant.
