    Tenant Find Service 

    We are experts at finding tenants and vetting them. We've interviewed thousands of people in our time as property consultants and we can find the tenants you want for your property. 

    We advertise your property on all major portals and we appreciate you don't want void periods of time when your property is unoccupied so we seek to find your tenant in the quickest time possible.

    Ideal for:
    This service is ideal for landlords who have the time and experience to manage their own properties but want the professional marketing expertise of a property lettings consultant.

    Let Only Service

    In addition to our tenant find service, where we market your property and vet your prospective tenant, you can extend this service to include the paperwork. By paperwork we mean tenancy agreements, inventories and collecting the first month's rent. We have the most up-to-date tenancy agreement, know the legalities and we create detailed inventories with photographs to protect you and your tenant.

    Ideal for:
    This service is ideal for landlords who want to manage the tenancy themselves but want to ensure the tenancy agreement, inventory and statement of condition is completed professionally.

    Lettings & Rent Collection Service

    A more comprehensive service than a tenant find or let only service, we will oversee checking in your tenant, transfer utility suppliers, register the deposit with the TDS and we will handle rent collection and payment to you, dealing with any rent arrears if there are any.

    Ideal for:
    Landlords who don't want the hassle of collecting rent or dealing with rent arrears but do have the time to deal with maintenance and managing the property.

    Fully Managed Letting Service

    This is the service where all you have to do is relax and enjoy the rent. We do it all for you and keep you fully informed - after all we are the lettings and property management experts! The all-inclusive service that includes all of the above and much more: regular property inspections, routine service and maintenance, dealing with any emergency repairs, safety checks, dealing with tenants' issues and queries, serving notices, overseeing the tenant check-out, end of tenancy inspections, deposit returns and re-marketing your property.

    Ideal for:
    This is the perfect service for busy landlords who don't have the time or they are living overseas (and we have a lot of overseas clients!) or travelling. They want to give the entire day-to-day tenancy management and upkeep of their property to D + J.     D+J: Giving Tenants Peace of Mind 

    At D+J we like to ensure our tenants are pleased with our service and the property you rent from us, so from the moment you walk through our office door in Sun Street, Hitchin we will guide you through the rental process.

    From property viewings all the way through to checking you in on the day you move into your new home our team are there to help you. We all live locally and know the area well so we can advise you on which houses or flats meet your criteria.

    Members of TDS and ARLA

    We are legally compliant and we ensure our landlords are too. Your deposits are protected in the government authorised Tenancy Deposit Protection Scheme. We are one of the only locally qualified lettings agencies being members of ARLA (to belong we have to take exams and pass!) and we take pride in our transparent communicat

    As well as our team of Property Managers who look after our rented properties, we are technology led and we have a portal for reporting and monitoring progress of any maintenance work. You can be assured we use local registered and qualified contractors, many we have known for almost 10 years!

    If you are new to renting there are some things you need to know. Your deposit is six weeks' rent which is held for the period you rent the property and there are referencing criteria that you have to meet; we will talk you through this and all the documents you need to provide.

    Our tenancy agreements, signed by you and the landlord, are always kept up-to-date to comply with government and industry changes and our inventories and inspections are detailed to protect both you and the landlord.

    Tenant Fees

    Set up & reference fee (tenant's share) £180.00 (inc VAT) for each tenant

    • Referencing for 1st tenant (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

    Guarantor Fee £180.00 (inc VAT) per guarantor (if required)

    • Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
    Reservation Deposit

    • We ask you for a reservation deposit (£300 for properties under £1000, or 50% of the months rent for properties over £1000) to reserve the property whilst we conduct references and checks.
    • Once paid no more viewings will be undertaken but we will continue to advertise the property in the event that your references are unsatisfactory or you do not proceed with the rental. The reservation deposit will be deducted from the initial deposit payment due on the property, once satisfactory references have been received.

    Ending Your Tenancy 

    Check out fee (tenant's share) £ Sliding scale from Independent Inventory Company

    • Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

      Future Landlord Reference Fee £30.00 (inc VAT) per reference request

      • Collating information and preparing a reference for a future landlord or letting agent

      Out of Hours Services £60.00 per hour (inc VAT) plus any actual costs incurred

      • Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate

      Unpaid Rent / Returned Payments £30.00 (inc VAT) plus Interest at 8% above Bank of England Base Rate from date due

      • To cover the added administration time to send a reminder letter

      Dharmesh's combined experience in property (20 years as a landlord) and finance (23 years in banking) makes him highly knowledgeable and an expert in lettings and buy to let investment property. He is the ideal contact for existing landlords who want to expand or develop their property portfolio and for potential landlords who wish to invest in property to let. His wealth of experience means he has seen almost every problem a landlord can potentially face and knows the solutions!As a Director, Dharmesh is responsible for the growth, development and daily management of D+J Lettings.
