The above two options with the added comfort of knowing any problems regarding the maintenance of the property or any queries that your tenant has during their stay are dealt with by our management team. From dripping taps and leaking roofs to wasps nests and lost keys we are on hand seven days a week to handle any problems swiftly and efficiently on your behalf. We also arrange annual gas and electrical safety inspections, a legal requirement for all landlords.

Landlord and Tenant Fees
FULL MANAGEMENT - 10% + VAT (12% including VAT) of the first 6 month's rent & an ongoing 7% + VAT (8.4% including VAT) per month.
This service includes:
All advertising and brochure details; accompanied viewings; credit check and referencing of applicants; arranging tenancy agreements; undertaking inventory and move in; dealing with any maintenance issues and gas safety certificate renewal; holding keys for the property; collecting rent, deducting payments for maintenance and commission, and paying the landlord; sending monthly statement; chasing arrears; carrying out interim inspections; undertaking a final inspection on termination of the tenancy and arranging the bond return.
RENT COLLECTION - 10% + VAT (12% including VAT) of the first 6 month's rent & ongoing 5% + vat (6% including VAT) per month.
This service includes:
All advertising and brochure details; accompanied viewings; credit check and referencing of applicants; arranging tenancy agreements; undertaking inventory and move in; collecting rent, deduct any pre-tenancy invoices and commission, and paying balance of rent to the landlord; sending monthly statement; chasing arrears.
TENANT FIND ONLY - 10% + VAT (12% including VAT) of the first 6 month's rent (with a minimum charge of £420 including VAT). This fee is taken upfront from the first month's rent.
This service includes:
All advertising and brochure details; accompanied viewings; credit check and referencing of applicants; arranging tenancy agreements; undertaking inventory and move in; arranging standing order for future rent to be paid to landlord; deducting any pre tenancy invoices; forwarding statement and balance of rent collected to landlord.
- There is a £30 (includingVAT) charge for the inclusion into the Tenancy Deposit Scheme and bond registration for all the above services.
- An Energy Performance Certificate (EPC) is required to market a property. This can be arranged by Dale Eddison for a charge of £75.
- Landlord's Gas Safety Record & Electrical Installation Certificate are required for most properties. These can be arranged by Dale Eddison prior to the tenancy commencing. Charges would be dependent on the size of property and number of appliances. Quotes can be arranged upon request.
APPLICATION FEE -an application fee of £120 (including VAT) for the first applicant and £90 (including VAT) for each additional applicants. The application fee covers all administration, credit and Right to Rent checks, referencing, tenancy agreements and check in.
GUARANTOR FEE - where a guarantor is required a fee of £30 (including VAT) will apply to cover cost of administration, credit checks, referencing and guarantor agreements.
TENANCY RENEWAL - a tenancy renewal fee of £60 (including VAT) per tenancy is payable for renewing the initial fixed term.
PET DEPOSITS - where pets are permitted to reside at a property an additional £200 will be required for your bond / security deposit.
