With a team of 4 experienced staff in our high street office, we believe we offer an unrivalled level of service to Landlords, our valued clients. Our lettings negotiators are available to give professional advice and helpful guidance on all aspects of the letting process, including free rental valuations and the advertising and letting of a wide range and style of rental properties in the Newquay area. Administration staff guide applicants through the referencing and contracting process as well as dealing with any maintenance issues. The key to successful letting is communication and at David Ball Agencies we pride ourselves in ensuring a close bond with all our clients.
There are over 150 Acts of Parliament and numerous sets of regulations that govern the private rented sector. Including energy performance certificates, gas safety checks, tenancy agreements, property conditions, tenancy deposits, Right to Rent checks, money laundering and taxation. We can make you aware of these regulations but primarily ensure compliance on your behalf.

· Adverse credit history such as, bankruptcy, CCJs, court decrees and past addresses.
· The previous Landlord or Managing Agent will be contacted to verify that the tenants have always paid their rent on time, taken good care of the property and not had a deposit withheld for dilapidations.
· Their employer will be contacted to check the tenant is being paid what they have declared and that there is no reason their employment will be terminated any time soon.

At the viewing if you are interested in applying we will be able to give you an application form to take away, fill out and return to the office. There is NO fee to put an application forward for any of our properties.
Our ONLY fee covers credit checking, referencing and administration is currently £80 per person, payable once an application has been accepted by the landlord to then proceed to a professional referencing service and associated administration.
