    David Conway began to gain his wealth of experience in 1976 with one of the largest independent estate agents in Middlesex. In 1979 he became the manager of their South Harrow office which soon became the top performing branch amongst a group of 12 offices. During this time he became a professionally qualified Valuer and Surveyor and is now a fellow of the Royal Institute of Chartered Surveyors (RICS).

    In the late 1980's as with many others, that company was sold to a major corporate. David found it frustrating running an office controlled by a head office located hundreds of miles away with no real local knowledge and understanding of the local market, as is still the case today with corporate agencies. From here his sights were firmly set on opening an office of his own with a yearning to once again be able to provide a professional, flexible, personal and friendly service that only a good independent agent can offer.

    We have a huge success rate in achieving the highest possible price on behalf of our landlords. To help you achieve this, please see out handy tips on preparing your property for rental. There is of course a market for dated properties, as long as the asking price reflects this. However you will need to consider that a poorly presented property may well only attract a slovenly tenant. When we visit your property for a valuation, we will help guide you as to whether certain repairs or replacements would be worthwhile economically to improve the rental value of your property or not.
    If you are planning on letting your current property and purchasing elsewhere, we would recommend not securing a tenant until you have exchanged on your purchase, unless you have the ability to move somewhere temporarily.

    In an ideal world, you would want to let in a robust market. However, the lettings market is subject to monthly, even weekly changes. Ask us and we will give you a true and honest indication of how the local property market is moving, and whether it is the best time to let. Whether you are able to wait does highly depend on your financial situation. Sometimes it is better to secure a tenant at a lower rent, rather than leave it empty whilst trying to attract a higher figure. Overall, you may well be better off in the long term financially, even if it is at a lower rent.

    First impressions are important, so check your kerb appeal. Tidy your front gardens, clear side entrances, paint or repair faded or damaged window sills and front door, and make sure your house number or name is clearly visible. Also ensure your rear garden is kept neat and tidy. Some potential tenants may just drive past your property initially. If they don't even get out their car because if they don't like the exterior of your house, they'll never go inside.
    Rooms should be kept tidy. De-clutter, consider putting some of your belongings into storage. Clear kitchen worktops and put essential everyday items in boxes that can be stored in a cupboard when not in use. Neutralise animal smells, and if possible, have someone take children and pets out before viewings begin so as not to distract the viewer. If your house is full of family photos, put a few away so potential tenants can imagine their own photos on display, as if they were living there.

    Consider replacing kitchen cupboard doors and drawer fronts, replace cracked floor tiles, patch holes in the walls and so on. A poorly lit property can be off-putting, so replace any defective or dull lightbulbs, and open any curtains and blinds during daytime viewings. Out of date bathroom suites can also let a property down but this doesn't mean you have to spend a fortune; simply installing new taps or a new shower screen, and re-grouting can
    make all the difference. A lick of paint can transform a room and bring it up to date.
    Ensure that your house is well maintained and replace or repair any defective items. If you have gas central heating, then you should have this serviced and a have the safety certificate provided.

    If your carpets are dirty, get them cleaned professionally. If they are badly word or will not respond to cleaning, then it will probably be wise to replace them.
    Clean windows inside and out, mirrors, work surfaces and furniture. Remove cobwebs and dust from corners, light fittings etc. Ensure bathrooms, kitchen sinks, and taps shine. Hang up fresh towels. All these small things can make a difference in making your property more attractive to a potential tenant.

    Under the Furniture and Furnishing (Fire Safety) Regulations 1993, all furniture must comply with current fire safety standards. Under the Gas Safety (Installation and Use Regulations 1994 and 1996) there must be a gas check carried out on your property by a qualified contractor who must supply you with a gas safety certificate in compliance with these regulations. Every electrical appliance must be tested for safety under the Electrical Equipment (Safety) Regulations 1994. All wiring in the property must also be checked by a qualified electrician who should supply you with an electrical safety certificate. Serious breach of the safety laws above could result in heavy fines, and in cases causing death - imprisonment. We will be happy to arrange gas and electrical safety checks at your cost on your behalf. From 01/10/2015, a smoke alarm must be fitted on each storey and a carbon monoxide detector in every room where a solid fuel is burned. These must be tested on the day of every new tenancy and also by the tenants regularly.

    We highly recommend than an inventory is in place at the start of the tenancy. The inventory will provide an independent report on the condition and furnishings of a property. The inventory can then be used to refer to, at the end of the tenancy, if arbitration is required. Should there be a need to refer a dispute to the Tenancy Deposit Scheme, adjudicator, and should there not be an inventory in place, it may well be that they are unable to find in the favour of the landlord without the documentary evidence.

    On the 6th April 2006, mandatory HMO licensing came into force across England.
    In brief, a property let to more than two people who are not related, and where tenants share a kitchen and a bathroom will require a licence. Once a valid application has been submitted, you will still be able to let your property whilst the applications is being considered. The cost of a licence will depend on the local authority concerned, and lasts up to five years.

    If your property is empty, we would recommend that you do not purchase furniture before we have found you a tenant and assessed their requirements.

    Some tenants require unfurnished and may have some items of their own. Should the tenant require furniture, you can then furnish the property to their specific requirements, rather than supplying unwanted items. If you are supplying furniture, you must ensure that it conforms with Fire Regulations.
    Please be mindful that even with unfurnished lets, curtains and lamp shades are usually expected, as are kitchen white goods. A telephone line should be present in the property, however it is the tenants responsibility to have the line connected.

    Unless agreed otherwise, the tenant is responsible for payment of gas, electricity, water rates and local authority council tax.
    As far as leasehold property is concerned, you the landlord, are
    responsible for payments of service charges and ground rent
    for the building and contents insurance. You should inform your freeholder (if applicable), mortgage lender and current insurance company that you intend to let the property.

    Unless you have arranged a management or check out service, it is this landlord's responsibility to meet the tenants on the final day of the tenancy when all their personal effects have been
    removed, to the check the condition of the property, obtain
    meter readings, and check through the inventory. Landlords
    should obtain a forwarding address to tenants and final
    readings sent to the relevant service so that closing accounts can be sent to the outgoing tenants. The services will be transferred back into the landlords name until they are informed of a new tenant. At the end of the tenancy, the deposit which has been deposited under the scheme must be reimbursed, provided of course, that there has been no dispute over damages, damaged or missing furniture, or unpaid rent as set out in the tenancy agreement. In the event that a dispute is not resolved within 14 days, the disputed amount shall be passed to the deposit protection scheme the deposit is lodged with. An independent complaints examiner (ICE) will adjudicate and will distribute the disputed amount according to their findings.

    • Properties inspected prior to letting and advice given as to preparation works required at the property.

    For even greater peace of mind, this unique policy not only covers the benefits of a normal rent guarantee policy, it also ensures that you receive your rent on time and in full, no matter what. Therefore, we can guarantee to pay your rent within 3 days of receiving it in full EVERY month, regardless of whether the Tenant pays or not.

    • Insurer will collect the rent from the Tenant by Direct Debit every month, and pay it to us, regardless of whether the Tenant pays the rent or not,
    • Should the Tenant fail to pay the rent, the insurer will take complete care of the eviction process should this be necessary, including all legal and financial aspect,
    • If the Tenant has damaged the Property, the insurer will also pay 50% of the rent for up to 3 months after eviction whilst the property is being refurbished (subject to terms),
    • If the Tenant has caused damage to the Property which costs over and above the value of the deposit to fix, then the insurer will also provide the legal expenses and service to pursue the Tenant in court for these additional costs.

    Our guide will take you through the process of renting a property from a tenant's perspective.

    First decide on the area in which you wish to live and check the property websites to give you an idea as to what is available for your budget. You will find properties on our own website along with other major sites such as rightmove, zoopla, primelocation and gumtree etc. It's a good idea to look around the area before viewing specific properties. Once you have decided on a location, register on the websites for email and SMS updates. Most importantly register directly with us by email, telephone or better still, visit us in person.

    When registering you must be clear and accurate about your circumstances. We will have to ask about your credit status, employment details and salary to ensure that you fit the criteria set by our referencing company. Affordability will be dictated by your income which should not be exaggerated. This will save you disappointment and loss of fees if you are not successful with an application through failure of the references.

    Of course, affordability and is important. Be clear on what your requirements are such as the number of rooms, amenities and transport links, yet still keeping an open mind. Whilst it would be prudent to view as many properties as possible it may well be that the first property you see is the one for you.     View as soon as possible as the best properties tend to go very quickly. Ensure that all decision makers will be attending the viewing. This will avoid you having to book a second viewing whereby someone else may reserve the property before you. Ensure that you turn up to your viewings on time and if you are running late, let the agent straight away. Keep in regular contact with your agent giving feedback as soon as you can; they will appreciate this and it will assist them in finding the right property for you.

    Reserving a property
    Once you have decided that you wish to rent a particular property we will put your offer to the Landlord; again, be guided by us. An offer which is too low may have a detrimental effect as it may offend the landlord and risk your losing this property. Once agreed, we would take a holding deposit from you to take the property off the market for a limited period whilst your references are being processed. This holding deposit will be subtracted from your first month's rent.

    You will pay an administration & referencing fee, and complete the referencing forms. We will then apply for them through an accredited outside agency on your behalf. Amongst other things, this will include credit and residency checks, previous Landlord checks (if applicable) and employer references. Again, be honest, as failure of references through giving us the wrong information is likely to cause you to lose the property and any fees paid.

    Depending on your circumstances you may require a guarantor; if, for example, your earnings are not quite high enough to cover the rental payments, or if you have only recently started in your job. Your guarantor will be required to undergo the same checks as a standard tenant. Please be aware they will be expected to pay the rent should there be any default during your tenancy.

    Your deposit
    You will be required to place a security deposit along with your first month's rent. This amount will depend on your circumstances; a higher deposit may be requested if you don't quite meet the referencing criteria. The deposit is held against non-payment of rent and to ensure that at the end of the tenancy the costs are covered for any damages over and above fair wear and tear. This deposit will be held either by ourselves or your Landlord in a recognized tenancy deposit scheme.

    Tenancy Agreement
    All adults over the age of 18 who will be living at the property must sign an Assured Shorthold Tenancy Agreement (AST) which outlines the agreed responsibilities of both the landlord and tenant. It is designed to protect both parties. Should there be any part of the agreement that you do not understand please do not hesitate to ask for clarification.

    Immediately prior to the commencement of the tenancy, some Landlords arrange for an inventory to be prepared which notes the contents and condition of the property. This reduces the risk of any disputes at the end of the tenancy. We recommend that you thoroughly check the inventory before you sign it. If the Landlord or his agent does not supply an inventory we recommend that, if you have any concerns you list these, take photographs and let us and the Landlord have copies immediately.

    It is as important to insure your belongings against theft or damage when you rent a property as it is when you own a property. Please be aware that you must ensure that you are covered for accidental damage to a Landlord's property as their insurers will not cover the same.

    During Your Tenancy
    If we are managing the property you would contact us about all matters throughout your tenancy as we would have the authority to arrange for certain repairs. Your rental payments would come to us and we would pass them onto the landlord. Conversely, if the Landlord is managing the property, we would supply you with their contact details and you would need to contact them about all matters. We would have no authority to agree or arrange repairs; however we would always be here to help throughout your tenancy and welcome your call if you need our assistance.

    You must ensure that the property is left in at least as good a condition as it was when you started your tenancy. Do not confuse fair wear and tear with damage which may cause some of your deposit to be withheld. If applicable, refer to your copy of the inventory.

    The property should be cleaned thoroughly throughout, including woodwork and windows, inside of cupboards etc. Appliances must be cleaned inside and out. Carpets must be vacuumed and it is often necessary to have them cleaned also. It is usually better to employ a professional cleaner who would have the experience, materials and equipment required. Obtain an invoice to prove that this has been done so that it will be clear to the agent and landlord that you have been scrupulous in fulfilling your obligations in leaving the property in as good a condition as is possible.

    Clear all personal items and do not imagine that an incoming tenant or the landlord may like the use of something which you leave behind, as you are likely to be charged for it's removal.

    If applicable, ensure that outside areas are neat and tidy whatever the season.

    Only ask the agent or landlord to inspect the property once the property has been thoroughly cleaned and all personal items and furniture removed as only then can a true assessment be made as to the condition of the property on handover.

    Tenancy Information
    Assured Shorthold Tenancy (AST)

    Holding Deposits:
    A Holding Deposit equal to 1 weeks rent is payable upon the start of the application.
    Successful Applications: any Holding Deposit will be offset against the initial rent and deposit, with the agreement of the payee.

    "I started to gain my wealth of experience in 1976 some 37 years ago. I became a branch manager with one of the largest independent estate agents in Middlesex and qualified as a professional Valuer and Surveyor, FRICS. In 1992 I opened David Conway & Company quickly establishing it as the leading agent in the area. In just 2 years we were nominated as one of the top six independent agents in the UK. We are uniquely a family run company. My wife Eunice has been with me from the outset and my son James joined in 2009. Even my daughter Nicole previously spent time with us. Whilst I am passionate about my golf these days I am still very hands on and manage to spend most days in the office enjoying the challenge as much as I ever have. "

    "After an initial career in fashion and having my two children I joined my husband David at Nationwide Estate Agents as an administrator in 1990. In 1992 David and I opened David Conway & Company. Whilst predominately running the administrative part of the business, I enjoyed setting up our overseas department first selling on the Spanish mainland and eventually marketing new property all around the world. I now have two wonderful grandchildren to spoil, so my days are as busy as ever. It's a delight to still come into the office even if some say 'for a rest'."

From a young age, I used to help out during school holidays and at weekends, so I have always had a close connection to the firm, which is why I went on to study Building Surveying at Leeds Metropolitan University. After which, I started working for a luxury cruise company where I built up my sales experience and client interaction. Once I had been promoted to manager, I felt it was time to join my family's run business in order to ensure that the company that my mother and father have worked so hard to build will continue to serve the local community with the same high levels of service for many years to come."
