    • To recommend and agree with the Landlord the rent to be sought.
    • To promote the property and seek a suitable Tenant.
    • To inform the Landlord of any intending Tenant and to take up references on each intending Tenant through a Credit Reference Agency, including any Guarantor.
    • To submit such references obtained to the Landlord for approval and confirmation that the Landlord wishes to grant a Tenancy to the applicants at the rent offered for the term specified.
    • To prepare a Tenancy Agreement and Legal Notices in accordance with the relevant Housing Acts and other legislation, including any renewal or extension of the Tenancy.
    • To arrange a meeting between Landlord & Tenant in order to satisfy themselves an ongoing relationship can be maintained.
    • To obtain the Tenant's signature on the Tenancy Agreement and to sign the Tenancy Agreement and Legal Notices on behalf of the Landlord before possession and to notify the relevant authorities and utilities of the change of occupant.
    • To account to the Landlord for the first month's rent and Tenancy Bond (to be registered with a government approved scheme) collected by the Agent and the Agency Fees and charges payable by the Landlord, paying any balance to the Landlord's bank or building society account.

    Fully management

    In addition to the Tenant Finding Service

    • To prepare a thorough Check In report, including pictures, in order to detail the condition at the start of a Tenancy.
    • To take meter readings and to ensure that all relevant utilities are transferred in to the tenant's name.
    • To protect the Tenants deposit using a government backed scheme.
    • To receive rents from the Tenant and to account to the Landlord monthly, or as otherwise agreed, for all income received, the Agency fees and charges payable, paying the balance to the Landlord's bank or building society account.
    • During any tenancy, to take such reasonable action against the Tenant to enforce the Tenant's obligations with regard to payment of rent.
    • During any tenancy, to take such reasonable action against the Tenant to enforce the Tenant's obligations under the Tenancy Agreement.
    • To organised, and where necessary to supervise, routine repairs.
    • To inform and take the Landlord's instructions on all repairs, excepting where emergency repairs are necessary immediately to prevent an escalation of damage to the property or to the health and safety of the Tenant.
    • To visit the property during the fourth and each subsequent third month of the tenancy, to appraise the general condition.
    • At the end of a Tenancy to: -
      Check the Tenant out of the property, and to assess the overall condition of the property giving due allowance for fair wear and tear. Account to the departing Tenant for the Tenancy Bond, making any deductions chargeable against the Tenant to reinstate the property to condition and/or replace damaged or missing items, to meet the Tenant's unfulfilled obligations as Tenant.

    Or Negotiate a renewal of the Tenancy with the existing tenant according to the powers granted within the Housing Act, other relevant legislation and the Tenancy Agreement.

    Or Seek a new Tenant at a rent agreed with the Landlord.

    Jade joined the Elms family in 2013 and in this time has become an invaluable asset to the company.       Five ways to achieve the best price for your property are:

      Exterior
      Peeling paintwork and unsightly dustbins are definite deterrents. Make sure your home is appealing, tidy and clean for curbside inspections.

      Tidy rooms
      Almost impossible to achieve but worthwhile. Ensure the impression is of space and light. Cluttered rooms stay in the memory and for many people it is hard to see past clutter and mess.

      No rush

      Some people take 2 minutes to make their minds up, others need more time. This ultimately has no bearing on how likely someone is to buy your property. The person who takes a little longer to make up their mind will often become the most committed of purchaser. Let the house do the talking, the buyer the thinking and Elms Estates the negotiating.

      Animals
