    Our staff have been employed for many years, the letting manager has been with us for over 10 years so you know a different person will not be answering the phone every month when you call us. The staff have excellent communication skills, are friendly and proactive with regard to maintenance issues. We are also skilled in negotiation of maintenance problems and deposit disputes.

    All properties are marketed within one day of appointment. With full internet coverage and local property paper marketing. We are one of the only local letting companies that offer floor-plans at no cost (subject to Terms & Conditions).

    We cover Colchester, Wivenhoe and immediate surrounding areas. We are members of the National Approved Letting Scheme (NALS), SafeAgent, Property Ombudsman and we use the Deposit Protection Service for the registration of tenant deposits. We have client money protection insurance, so if anything were to happen to the company, your money is insured.

    We are committed to you, our Landlord and client. Always striving to give you the best possible service at reasonable rates. Unlike some letting agents we do not make an arbitrage on any maintenance bills, nor do we have any 'hidden' costs in our contract with you.

    We subscribe to the major web portals to ensure that your property has the maximum exposure over the internet, as well as using local paper advertising and our highly distinctive letting boards.

    We offer an Introduction Only Service or Fully Managed service with free valuations and are one of the only local agents that can offer floor-plans.

    We can offer free rent warranty policies for all managed properties that cover loss of rent, legal fees for eviction and rent for up to two months when vacant possession is obtained. This is a rare occurrence but should always be considered when renting your property.

    For managed or unmanaged properties, we always obtain meter reading and advise service providers when properties are tenanted. Some agents ask the tenants to do this for you, but if it is not, you could be liable for the bills !

    We are one of the few letting agents that have a clause in the tenancy stating the tenants must have insurance to cover accidental damage to the Landlord's contents.

    All tenants are referenced using a professional reference company. We insist on 6 weeks rent as a deposit. This leaves some money back for any damages if the tenants with-hold their last month's rent. Again, this is a rare occurrence, but as a professional company, we are always looking to cover any situation or eventuality. The deposit is held by the Deposit Protection Service, an independent government scheme. We do not earn any interest from the deposit but also do not charge any administration fee for doing this, as some agents do.

    We use an independent inventory company to produce inventories for tenants to sign when moving into the property. It is essential that a comprehensive and accurate inventory is drafted as this is used when checking for damage and dilapidations at the end of the tenancy. It will also be used for any disputes that go to mediation or Court.

    Rental payments are sent by BACS for speedy payment. We do not 'sit-on' the rent and it is transferred within a maximum of 3 days of receipt.

    We have a dedicated maintenance team. All our contractors have been used for several years and are reliable and friendly as well as carrying professional insurance. We offer a 24 hour emergency contact number for electricians, plumbers and gas contractors and the office is open 6 days a week.

    Your property is inspected quarterly to ensure the tenants are looking after it and we send your reports, confirming the inspection has taken place and the condition of the property. Were something untoward be noted, we would immediately contact you to advise of the circumstance and discuss any appropriate actions that you should take.

    We have an office on the West side of Colchester Town Centre and the charming village of Wivenhoe. We also cover all surrounding areas.

    We recognise different tenants have different needs and requirements and want to make your move into your new home as smooth as possible. We take meter reading for you and advise all service providers and Council Tax that you have moved into your property for you.

    You are sent a 'Move-in pack' which contains coffee, tea, basic household cleaning products etc.

    Once you have moved into a managed property, should you have any issues or problems with the house, we have a dedicated maintenance department. All Contractors that are used are experienced and have worked for us for a number of years and they all hold professional indemnity insurance. We also have a 24 hour emergency number, should you have any problems out of office hours.

    Martin Spence - Lettings Manager

    Martin joined the company in 2013 his experience and professionalism were key to establishing Elms Price & Co as one of the main letting agents in Colchester and building a solid reputation as a friendly and professional team.

    Martin has lived locally for over 20 years and has an in-depth knowledge of the local environment. This helps drive the letting team to provide an excellent service to both Landlords and Tenants.


    Jake Pearce - Assistant Manager

    Jake started with Elms Price & Co in 2013 and has gained promotions to Senior Lettings Negotiator and now assistant manager. Jake has a wealth of experience for his age and is a very concise and conscientious employee.

    Jake is responsible for all aspects within the office, overseeing certain elements during staff holidays and generally looking after the day to day running of the office.


    Mark Chirunga - Negotiator

    Mark is the newest member of our team and enthusiastic to broaden his experiannce. He has predominately worked within the NHS.

    Mark is responsible for viewings, quarterly inspections, tenant check-outs and assists with maintenance issues and Landlord/ Tenant queries. His professional attitude has made him popular with both Landlords and Tenants.


    Sarah Everitt - Maintenance Co-ordinator

    Sarah has worked at Elms Price & Co for over 13 years. Initially dealing with all bookkeeping tasks and tax affairs for overseas Landlords. Sarah is now responsible for all day-to-day maintenance issues, liaising with contractors, renewing gas safety certificates, managing quarterly inspections and legionnaire's checks.

    Over her time, Sarah has built a strong working relationship with Landlords and Tenants alike.
