After building up a portfolio for themselves over the last couple of decades, and in turn managing properties for other landlords, they have a vast amount of experience within the property market and know exactly what a landlord is looking for from their managing agent.

    There are many reasons why a property owner / investor / landlord would decide to enter the rental market. The finding of a tenant is often just a small step in a successful letting. There are many things to consider, from legal issues and tenant referencing to gas certificates and ongoing maintenance of the property. Of course once your tenant has moved in, you will want the remainder of the tenancy to run smoothly. Whether it is routine repairs and maintenance or an emergency in the middle of the night.

    Here at f1rst move our expert property management team are there to deal with this for you and take on the day to day management as well as any hassle that could occur, allowing you to sit back and reap the rewards, stress free. At f1rst move we like to keep it simple, fair and transparent. This is why we offer three types of service:

    Fully Managed Service
    This is our most popular service. As well as everything that we offer on our Tenant Find Service we will take care of all the day to day management of your property including arranging for relevant certificates to be in place, process rent collections, make property visits to ensure your property is being well looked after, deal with all maintenance and repair issues plus much more, taking all the problems faced away from you as the landlord. For this service we charge 10% of the monthly rental amount. For multiple properties we charge 8%.

    Tenant Find Service
    This service is designed for experienced landlords who are happy with their legal requirements as a landlord and are happy to deal with the day to day management of their property. We will advertise your property and then once a suitable tenant has been found we will reference/credit check them and prepare all legal documents including the appropriate tenancy agreement, the inventory, and any relevant notices. We will also arrange for the deposit monies to be placed within the DPS scheme. You as the landlord will then be responsible for all the ongoing issues that may arise, rent collections, tenancy renewals, having the correct certificates in place etc. For this service we charge just 75% of the first months rent.

    Advertise Only Service
    Again this service is designed for the experienced landlord. We understand that getting your empty property seen by potential tenants is difficult. We have many years experience of this and know exactly the best place for your property to be seen. We will advertise your property on the internet for a one off fee. You will then be responsible for all viewings, sorting the tenancy, arranging an inventory, sorting the appropriate legal requirements, ongoing management, rent collections etc yourself. For this service we charge a one off fee of £49.99

  • Introduction

    F1rst Move's Directors, Josh and James, have spent the last ten years building a large property portfolio, and also property sourcing for landlords across the country. During this period the f1rst move directors gathered a wealth of knowledge about the property and lettings industry, and the type of service they were looking to receive from letting agents. Over time they became increasingly frustrated with trying to find a letting agent that could live up to their expectations, and as a result both Josh and James could see that there was a gap in the market for a company that could offer the services of a letting agency, but also provide a personal touch when it comes to property management. This ultimately led to the creation of f1rst move and its aim of treating other landlord's properties as if they were their own.

    Josh Jeffries - Director
    Having previously worked as a bank manager at HSBC, Josh now oversees all aspects of f1rst move. Josh spends his time building relationships with landlords and trying to ensure that their property is working effectively. As well as this Josh spends a lot of time property sourcing, whether it be for investors, or his and James' personal portfolio. Josh has a wealth of knowledge and experience within the property and lettings industry, after successfully building a vast investment portfolio over the past couple of decades.

    James Flanagan - Director
    Having previously worked as an Operations Manager/Portfoilio Manager at BT, James now spends his time managing the refurbishment and maintenance side of f1rst move. James has a hands on approach to this area of business and attends site on a daily basis. James has a wealth of knowledge and experience within the property and lettings industry, after building up a vast investment portfolio over the last couple of decades.
