    We offer individually tailored packages depending on your needs and the level of support you wish to have, from fully managed, for the less experienced or time restricted Landlord, all the way though to let only.

    Our friendly team offers sensible and constructive advice on everything from asking for the correct rent to maintenance issues. We believe that all aspects of the lettings process are important and getting it right for you from the very beginning is essential.

    Once your property is being marketed as available to let on both Rightmove and Zoopla, the screening process begins. We always endeavour to find the best possible tenant for you and your property and once we have found them process their application as swiftly as possible to minimise any possible void periods. We reference all applications, we will conduct home visits to possible tenants if we feel it would beneficial, and once they have moved in we carry out a 'move in' appointment to check all is well at the property.

    Whether you have chosen the fully managed or let only service, we will provide an inventory for the property, as we try to avoid any issues or disputes in the future, and we will register your deposit with the Deposit Protection Service.

    If you choose a fully managed service we offer additional support by carrying out regular periodic inspections on the property, and deal with any maintenance issues on your behalf. We will also ensure that all tenancy renewal paperwork and legally required certificates are automatically renewed.

    The application process -

    If you wish to apply for a property through Foden Property you will be asked to complete an on-line application process through our independent referencing company.

    You will be asked to provide a holding deposit of one weeks rent prior to the application process beginning. This will be deducted from your total move in costs.

    A holding deposit may refundable except where the applicant

    • provides false or misleading information;
    • fails a right to rent check;
    • withdraws from the property (unless the landlord has acted in such a way that the tenant couldn't reasonably be expected to wish to proceed with the tenancy); or
    • fails to take all reasonable steps to enter into a tenancy agreement.

    Lettings can be a minefield whether you are a landlord, potential landlord or a tenant, and it is essential that you choose an agent who will look after and protect your interests.  The lettings team at Foden Property have extensive experience in the sector (30 odd years between them!) and there are very few situations that we have not encountered before!

    Katie Hatten - Director
    Since entering the property industry in 2000, Katie has been involved in many aspects of the industry over the years and has accumulated a varied knowledge which can sometimes come in handy! Katie specialises in sales but is also heavily involved in the lettings department and in her role as Manager she is involved in all aspects of the business. With a warm personality and a level head Katie believes that looking after our clients is the most important thing - repeat custom and referrals make her feel immensely proud.

    Lynsey Hutchison 
    Lynsey set out, all fresh faced, in lettings back in 1993. Many years on Lynsey has a wealth of experience and knowledge of the lettings business which we benefit from every day. Almost unflappable and rarely surprised by a situation Lynsey has genuine rapport with her Landlords who know that she will protect their interests and provide honest and sensible guidance throughout. Lynsey deals with all aspects of lettings, from appraisals and rent reviews, to tenancy agreements, maintenance management, and maintaining legal compliance.

    Karen Newnes - Accounts 
    Karen is our lovely accounts lady dealing predominantly with rents and payments for our busy lettings department. Aside from her work with Foden Property, Karen is also involved in Estates Management with MTR Services. Bunkered down in the corner of the office Karen does her best to keep out of the office shenanigans but can often be found having a little giggle to herself!

    Lucy - Sales & Lettings
    Lucy joined us in 2017 as our apprentice, and we are enormously proud of all that she has achieved so far and excited to see what the future holds. Always keen to learn, Lucy is currently studying for her Level 3 in Lettings and Property Management.
