    Let Only Service:-

    •  All marketing material preparation, advertising on the web and local media
    • As many accompanied viewings as necessary to secure a suitable Tenant
    • All referencing of prospective Tenant
    • All legal preparation including Tenancy Agreement
    • A fully written and photographic inventory / schedule of condition
    • Collection of first months rent and deposit on or before signing of the Tenancy
    • Checking in of Tenant at the property
    • Taking of meter readings and notifying utility suppliers and local authority of the readings and details of new occupier
    • Provide Tenant with a Standing Order Mandate for future rental payments
    • Pre-check out inspection (2 weeks before the end of the Tenancy)
    • Formal check out including meter readings, collection of all keys and forwarding address

    Full Management Service:-

     The fully managed service includes all items listed in the Let Only service, however we provide the following services during the Tenancy:

    • Collection of all rents due and provide detailed statements
    • Rent arrears management
    • Periodic property inspections and provide reports
    • Deal with all repairs and maintenance (Landlords can specify spent limits and other conditions)
    • All other duties such as payment of ground rent, insurances etc. from the rent on your behalf if requested
    • Inspect all high value repairs / renewals prior to authorising invoices

    Our aim is to get you into your new home quickly, our application procedure is fast, utilising email and electronic signatures wherever possible to speed up the process getting you into your new home as soon as possible.

    We undertake a full 'check in' service
    for our tenants and will meet you at the property to make sure that you are familiar with everything, from how the heating works to where and where not to park, in order that we can make moving into your new home as smooth as possible. We'll show you where the meters are and agree the readings for the start of your rental period and most importantly go through the inventory with you which will be packed with photographs to agree the condition of the property and attend to any issues there may be.

    Throughout your rental period

    our team are available to assist with any issues you may have and two weeks before the end of your rental period we will arrange to meet you at the property to make sure you are aware of the condition in which the property should be left in order for your deposit to be returned without delay. Finally at the end of your tenancy we will meet with you to confirm all is in order and agree final meter readings allowing you to move on to your next home confident that there are no unresolved issues.

      We have rented for a house in the city through Gilson Bailey and Partners. We have been very happy with how they managed the property. I have rented with other agencies throughout the UK and Gilson Bailey is distinctive in their excellent work.

      Firstly I got the chance to see the house twice before signing the papers for renting, the owner himself showed us around the first day and handed the keys to us, and went through the inventory with us.

      Also towards the end of the tenancy, the owner visited the property to give us helpful tips on what to look out and fix, paint, clean etc in order to ensure that we got our full deposit back. And the final day the owner inspected the property and got the keys from us. The agency was liaising very promptly with the landlords letting them know of any repairs that needed to be done to the property. The agency and the people working there are very professional, friendly and approachable. We really appreciate your great work, keep it up.
